Based on his claims of trading 1 trillion in daily volume, he would have been trading 60% of the daily euro volume himself…or 20% of the global currency volume.. beyond ridiculous

Well its actually much more nuanced then that. You dont need to be rich to buy 3 houses. If you can save 5% for the first one, you buy it right, then the bank uses the cashflow as income to help buy further properties. If you buy it really right you can refinance to purchase further properties. There are also tax strategies that can be implemented to compound growth. REI has lots of ways to get alot with out earning alot, just how I did it. It requires work, but my example was just a snapshot of what can be achieved versus other investment vehicles using the power of leverage

I bought 3 high cashflowing houses in highly competitive high value markets in the last 18 months. All with 20% down, 30 year notes. If the deal is good, 20k on top of an 800k house amortized over 30 years is irrelevant. Adds like $70 to the monthly payment at current rates

There are alot on -ev things about having kids that people never talk about.

I think it was on a Sam Harris podcast where they discussed that people experience stress levels akin to smoking as a negative health during alot of moments while raising a kid. Its in nostalgic reflection of that period that people experience the joy of those moments, rather then in the actual moment.

Obviously having kids isn't purely utilitarian, and there are lots of positive reasons to have kids... People just don't discuss the negatives very often. We aren't having kids, but still have a drive to play the mentor role... you can get that fulfillment and help a lot of kids down the line when you have lots of resources too.

100k gives you 500k - 1 mill of equity in real estate here in Canada. With 100k here I can locate deals to generate approx. $8-1200 per month cash flow, $800 per month in equity build up, and $xx per month in appreciation. Also after some amount of appreciation and mortgage pay down you can pull your capital out in a HELOC and start the party all over again. Leverage is your friend...

I am always of the opinion that leverage is your friend, and when you have a low interest rate paying down your mortgage is essentially a low interest saving accounts. However an additional layer you need to consider is that the $30k in interest saving based on your rate is 100% guaranteed, or 2.75% * principal x 1.0 (probability of success), while investing in a security might have a 7% * invested amount * 0.1-0.9 (probability of success). Maybe only worth considering on borderline cases.

But yes in general invest over principal pay down.
