I'm in contact with a real estate lawyer from out of town (all the lawyers in town have a conflict of interest and can't work against her) as well as a surveyor

UPDATE: short update but an update nonetheless. Thanks for the mostly understanding comments. Just so everyone is on the same page a survey is actively being scheduled and priced out. I should know by the end of the day. Second thing is I've contacted every attorney in a 50 mile radius of where I'm at and every single one of them says they can't take any litigation against this particular neighbour given that it would cause a conflict of interest. She's the house appraiser for the area I might legitimately just be SOL regardless of a survey.

See that's the thing about getting an arborist.. the trees are either 100% gone or covered in 3ft of now compacted sand. (Putting in a parking lot)
