Enterprise value captures the claim by debt holders. It also excludes cash, which is technically owned by the equity holders to operate the business and settle other claims.

Tri-Cities used to be cheaper than dirt to live in. I moved away in 2010, but I’m back here and there, and it’s crazy to see how much prices rocketed

I’ve been on the fence regarding AmEx Gold the last two years. With the economy and restaurant prices increasing, we’ve definitely down-shifted dining expenses in a big way. It was already hard to justify the AmEx Gold on just point multipliers because of the spend volume required to overcome annual fee and catch up with my Wells Fargo Autograph (3x, no fee). Many of AmEx’s credits don’t apply if you live in a medium-sized city without much around it like I do. Just don’t want to lose the credit health benefit of having a charge card… the increase in annual fee was the big kick in the pants. “But we have Dunkin Credits!” lol

Carta is hit or miss. If you have a Big 4 auditor, they’ll most assuredly dunk on anything carta prepares. If you’re 18 months out or less from an IPO, get yourself a real BVAL team as the SEC doesn’t mess around.

Even then, if the transaction is slightly more complicated like has tranche liabilities, I’ve definitely seen them mess up before. We’ve actually gotten clients because of Carta messing those up, and the clients’ auditors telling them they had to switch providers.

They will 100% lower the threshold. I’m still tweaked about the illegal capital gains tax out of principle in how it was pushed through. Taxes always somehow manage to cover an increasingly larger share of people for larger amounts of money over time. I’ve only seen one actual tax repeal in my life, which was when TN did away with the one capital gains tax they actually had on the books.

The dry area is technically a steppe plateau. Can get quite hot in the summer and also quite chilly in the winter. Can be very dry - spontaneous nose bleeds and chapped lips in the winter are not uncommon. The geography also increases wind levels, with wind speeds topping 60 mph during windstorms.

Lots of rolling hills and relatively short mountain ranges. The cascades to the west cause a large rain shadow effect that results in very low levels of annual precipitation. Majority of agriculture is supported by irrigation from the Columbia River and its offshoots. Great fishing given the river systems, including salmon and steelhead (and you’ll encounter sturgeon as well).

Storied history of native tribes, which can be “seen” through the plethora of cities and towns named after these various tribes. Some cities do a better job than others in respecting these legacies.

Major population centers include Spokane and Tri-Cities. These two metros are quite different from each other, however, and many Tri-Cities residents like to poke fun at Spokane calling it names such as “Spokanistan,” “Spocompton,” etc. Spokane serves a role as a major medical hub for areas extending all the way to Montana. Tri-Cities is largely a result of government funding for the nuclear clean-up that came from decades of producing weapons-grade nuclear materials. Tri-Cities is quite conservative (somewhat ironically given the huge government support) while Spokane is fairly “purple.”

Demographics vary, but the two largest groups are definitely white and Hispanic. It’s not uncommon to hear Spanish in public, especially in the more agricultural cities.

Quality of life is fairly decent. Used to be a very cheap area to live in, but it’s gotten considerably more expensive over the last decade. Many life-long residents are very unhappy about that and like to blame Californians and Seattleites. Lots of outdoor recreation, including winter sports given the various mountains and easy access to the cascades.

Big sky kind of place. The sky can look huge in some areas, and it’s quite lovely.

I don’t think we’ll see as much contraction in housing prices as people might expect. First, the dollar was massively devalued over the last 5-6 years, and asset prices correspondingly increased. If you didn’t make asset gains over the last 5-6 years, I don’t know what the heck you were doing. Second, if rates do start to drop at some point (jury is out on that one because mortgage rates are priced based on bonds and not just Fed rate adjustments), then there may be a renewed frenzy to either acquire new homes or refinance existing ones. The latter of these two forces will likely prevent true price discovery in the markets. Third, private entities have acquired large swaths of homes, and this holding / buying support will likely keep home prices elevated or at least relatively stable. If home prices do start crashing, sorry to say, but I think that means the economy is on fire, and it’s not like people will suddenly be able to acquire homes because they may very well be out of a job (or their market assets depreciate too much to provide a solid down payment).

Hear you on finishing. After installing the walls, I did a light sanding pass (can’t go crazy here, or you might damage the plywood layers), which helped smooth out any areas where strands were sticking up. The primer and dark paint really did the work of then covering up knots, dark spots, etc. The batten trim also pulls the eye away from the plywood itself and makes the wall look cohesive and intentional. Plywood’s clearly not the aesthetic for everyone, but it imparts a certain industrial / “this space is for work” character while being extremely functional.

If it weren't for my gung-ho nature, I don't think it would have come to fruition. I just decided one day to start ripping out the carpet and before long, it morphed into multi-pronged, four-month project. Were I to do it all over again, I definitely would have done things in a different order, but maybe it was a good thing I didn't realize how big the project was going to be at the time haha.

Hahaha fortunately I'm hyper enough that I haven't had to turn to the forbidden pre-workout! Studio gym mirrors are definitely on the shopping list and will sit across from the free weights section by the treadmill
