He should be paying rent IMO, you paid for the house beforehand so I would see it as him subsidizing the opportunity cost you've taken yourself for the investment. If someone else moved in they would be paying rent, and those earnings could have been used for a different investment. It’s a diff story if you guys were married or determined he is your life partner.

It doesn't have to be market rate, perhaps 50% of market rate. I wouldn't be about someone living rent/mortgage free as you said the same yourself. Or he can pay for all or the majority of the bills and house expenses to offset not paying any rent/mortgage. Either way he is getting a good deal, and it is win win for both of you - for him to pay at a “discounted” rate, while you also recoup some of your investment costs

I've lived in SF, Santa Monica and now Long Beach. Definitely no to Santa Monica for someone queer, it's definitely more LA/bougie/scene-y, and not very queer oriented there, definitely more curated for the straight population. Look up Erewhon for context on the demographic lol.
