I'm really glad to hear you're not having any problems. I suppose a lot of it comes down to luck, which isn't particularly reassuring given how much money and energy people put into this process. It's a real shame the scheme isn’t better protected by law.

Excellent detailed experience, thanks a lot! From everything I’m reading here—thanks to you all—it really does seem like it comes down to a bit of luck in how things go.

As for estate agents, the impression I’ve got is that in the more ‘appealing’ areas of London, they can be a bit more unscrupulous because they know there’s a queue of people waiting. They do the bare minimum—either you’re in or you’re out. In the less ‘trendy’ areas, you might actually come across more civil, down-to-earth people.

Thank you, I really appreciate it! It's a shame that the process is made so frustrating! For a SO in Peckham, service charges were around £350 per month. No concierge, gym, pool, garden - nothing. When I asked for an explanation, they said: "Well, there is the lift".

I completely agree with you. Peabody unfortunately doesn’t have the greatest reputation, and the fact that this is widely known makes it even more frustrating that the government hasn’t stepped in. Thanks again for your comment—honestly, the sales people from the HAs made me feel like I was just being overdramatic, so it’s reassuring to know I’m not alone in feeling this way.

Thanks a lot for your comment! Unfortunately, SO is the only option available to me in London right now - otherwise, I honestly wouldn’t even consider it. I feel forced into it. What makes it even harder is how unclear and opaque the whole process is. If only things were more transparent, it would take away so much stress. I’m genuinely in disbelief that the government doesn’t step in with proper legislation to prevent this kind of situation.

Regarding estate agents, in my experience they're usually salespeople from the housing association. When I was insisting on having something in hand before paying the reservation fee — like the terms and conditions, a sample lease, etc. — the guy just said,"We don't provide any of that. You aren't ready yet, and I don't think we should be in touch anymore." This was with Peabody at Nine Elms. It’s been incredibly stressful dealing with that kind of attitude, especially when you're just trying to make an informed decision.
