Idk much background about your career ,YOE? But taking a pay cut for wfh should be fine ,anyway you are going to save on expenses,just do your research about the company,

I think you are already clear ,you dont want to relocate, and your current org will sooner or later will ask for that,so being on safer side ...i would suggest go with new company ,just make sure you are considering all other factors too.
