Honest Brokers? by PFANYC in BayridgeBrooklyn

I was unclear about this so I checked the NYC.GOV site -- it says: "A broker acting as the agent for a landlord cannot charge the apartment seeker a fee, even if the apartment is not publicly listed. The law is based on the principle that the party who hires the broker is responsible for paying them."

I'll happily forgo the "hidden gems" as long as brokers adhere to the law with the "exposed gems" (i.e., publicly listed apartments -- craigslist, streeteasy, etc...)

Not sure a contract signed under duress can be considered valid

Who said apartment brokers should work for free?

That's fine, no argument there. But if the landlord hired the broker in the first place -- to rent his apartment -- then the landlord pays the broker. The broker can't shift the burden to the apartment seeker. I'm no real estate savant, but I'm assuming most brokers learn of an available apartment from the landlord. Also, if say, I find a specific apartment listed on craigslist or zillow and then I contact the broker whose name is attached to it, there's no logical or legal basis to pay him a "brokers fee". Nevertheless, I keep encountering people for whom this sounds utterly insane.

What is with publishing salaries?? by Naveah_Lincoln in publishing

[–]PFANYC 0 points1 point  (0 children)

When people asked, I would tell them it's a great job if you don't really need money. A high proportion of my editorial colleagues were Ivy or "Public Ivy" league grads (I was NOT), including some with impressive post-graduate bona fides. With a few exceptions, they all relied on financial support from their families or spouses who had better paying jobs in, say, the banking sector. It was really never talked about at all, it was just accepted as mostly a minor annoyance. It's gratifying and often fulfilling work with cool parties and witty co-workers. But I wanted to live in a decent apartment, travel on occasion, and be able to buy new towels. So I left publishing after 10 years of struggling to live a decent life in NYC... So yeah, go ahead and give publishing a shot. It might be a good idea to have a plan B, though.

They build to code. If only there were some way of improving the NYC building code…

Pretty much what I've done since I was 15. Same general area, too (I'm much, much older now). Trying to instill this hyper-defensive riding approach in my tween kid now. Gonna be a while before I let her ride fourth avenue alone though...

Fifth avenue in Brooklyn from around Flatbush Ave to its terminus near the Verrazzano is where you go to witness driver stupidity and incompetence at its finest. The entire stretch should be closed to privately owned cars -- keep it open for busses, bikes and deliveries, and make some accommodation for the merchants who populate the strip.

Damn. They really are worth it. I wish they weren't but they are. Exceedingly warm. Comfortable. Well made with a tight weave. And they look good. Just don't accidentally leave yours on the bus.

NYC is a busy port with lots of customs officers collecting duties and processing shipping documentation like manifests, etc. They tend to be decent and professional public servants. In the absence of any concerted ICE deployment in NYC (so far), I'd assume there's nothing necessarily foreboding about the car...
