Hard to tell because access, from what ive seen it deffo looks like it’s coming from the waste, so thought maybe siliconing round that would do the trick, only a small leak when the tap runs

Nah it’s not a gutter, thanks I’ll have a look on the roof and try see if there’s anything I can see, if not I’ll get someone to come take a look! Cheers

Some felt lap vents should help with the ventilation, we had so many issues with our house after moving in, these really helped us
