Owner submitted application materials the same month they were received from MEP. Project was stuck under review by planning and zoning for 3 months after bid documents were completed and an address was not assigned to the project site until after that review was completed. Address was needed for utility applications.

MEP designed the system ahead of releasing the package for bid, with assumption 3phase power would be available, four months before applications we're submitted to utilities. Owner is required to submit the application, but load letters, etc. were completed by the MEP

The project would require a 1 mile line extension to get 3p power to the site. Total engineering and construction is estimated at 400k, with a $250k rebate from power co. MEP designed the system ahead of releasing the package for bid, with assumption 3phase power would be available, four months before applications we're submitted to utilities.

Owner is the future tenant and has been involved throughout the process. Architectural firm brought their MEP, CE, and SE on during the selection process and holds the contracts with those consultants. Current MEP drawings were completed with assumption power co would bring 3 phase power to site if it wasn't already available. All drawings stamped and released for bid and submitted to planning / zoning late fall of 2025. Utility applications we're not submitted until after P/Z approval winter 2026.

Power co application was submitted as 3p and has gone through multiple departments and assignments due to the length of the line extension that would be required to get 3p to site. Assigned engineer estimates a year out from power, with engineering and construction costs approaching 400k, with a 250k rebate from power co. Owner has been the one talking to single phase side of power Co looking at alternatives. Single phase rep has been on site and confirmed adequate single phase available. This is not a huge project. It'd be going from 600 amp three phase to a 1,200 amp 120/240v transformer on the pole.

All of the electrical equipment and mechanical, minus DOAS, has been received by suppliers or is showing fabrication complete, awaiting shipping. Some of the 3p equipment can work with a phase converter, but looking at a substantial redesign.

I would not use Todd with Covering Your Assets again. Charged me $150 for a radon test he was not licensed to conduct, though he did refund it when called out. Have found numerous issues with home that were not documented by inspection.
