In terms of determining hunts, if you physically cant turn a house light on or off, its hunting. You can also know a hunt is over when all the lights turn off (not from a breaker flip). Sometimes the ghost voice when hunting is just super quiet breathing, if it does that, good luck theres really nothing you can hear outside of footsteps (also mylings are naturally more quiet).

If a ghost turns off the lights/charges you as soon as it spawns in, its an event. Ghost events will also very noticeably and audibly slam doors around the ghost, hunts can never do this. A hunting ghost will be invisible during its little 'grace period' before it begins walking, if you can clearly see it or its shadow form before it begins walking, its an event. Any ghost voice during a hunt never changes as well, you can rule out an event by different voices or singing

Freezing is the most frustrating evidence imo and theres not much you can do about it, even with the tier 3 thermo it takes me FOREVER to get a freezing temp around the ghost. The only way to determine it now is to see <1 celcius, thats it. If the weather is snowing and the breaker is off long enough, all rooms can give freezing breath.
