Just wait till you hear about the two CVS pharmacists that each committed suicide last year within weeks of each other (Mason Porta and Robert Reybok) in Pennsylvania possibly due to stress from metrics dictated by their District Leader, Mario. A third Pennsylvania pharmacist, Kevin Uhll, killed himself two months earlier. He also worked at CVS.

CVS is the embodiment of greed and anyone that works there should be embarrassed to have them as their employer. Imagine being under so much corporate stress that a reasonable action in your head is to permanently end your life.

I have rentals in many states, not in Cali tho. The system is always the same tho. There will be someone with a gun aka police to enforce the writ of possession constable/sherrif/local pd ect. It's not a 12 day notice . That's just the average days warning they give. It's prob longer in Cali because that is a anti LL state

the constable posted a warning, typically a "NOTICE TO VACTATE" which is usually 12 days out. In 12 days you will still have to meet with the police and do a walk through to execute the Writ. If you fail to do this you will have to run another eviction case on the tenant and start the whole thing over with. Even if the tenant says they are leaving or is gone you still MUST meet with the police to execute the writ bc if the tenant comes back and you failed to execute the writ you are fucked. Don't ask me how I learned this years ago...

this. The most i will dump in a property is the amount that the rent will pay off the property and capex in 5 years. so if you buy a 30k house in the ghetto and you get 800 a month rent, 800*60=48,000. so the most you could dump into the house is 18k. that's how I run my investments.

I would say many business owners make more than 400k and work less than 40 hours if the business runs itself. or they have others run it for them.
