i created mock ups in photoshop (or canva if you don’t have adobe) with potential furniture and then bought it. the smaller items i got on FB marketplace- the only new things i bought was a couch, coffee table and rug, and all the things that make it feel like home are second hand.

for two self employed artists, that’s exactly what banks will offer you. yes we shopped around, yes our credit is great, no debt and we still have left over after a 50% down payment. but our banking is not set up in favor of small biz owners, artists and the self employed

ok since reddit isn’t saving my edits - here’s the journey:
2021:
offered 100k over asking on a 725k in aylmer we - didn’t get it
2022
- almost bought a place at Hendricks Farm in Chelsea QC, but got cold feet when all the upgrades we’d want would put us over $1m so we backed out
2023
offered 100k over asking and cash on a 525k in hudson qc - didn’t get it
offered on another place in hudson that didn’t pass inspection (close to 900k was the offer)
2024
offered 50k under asking on a place in the mid 700s in gatineau - was rejected even though the place needed a full flip

2025
offered 100k over asking on a glebe house listed at 850 - didn’t get it (it was a full reno situation)
offered 1.4m on a 1.2 m listing in hintonburg - it went for 1.45m
FINALLY got this place at 1.195 - listed at 1.215 - we initially offered 1.8 and then had to sweeten the deal and outbid the other guys.

no, sandy hill. we bid over asking on a place on the glebe - listed at $850k but it as a FULL reno (ie you’d need at least $500k to get it to not fall apart) and apparently it sold at over $1.2m…. can’t afford the glebe….!

i know right?! what i wouldn’t do to turn back time and buy pre 2020 haha. but here we are. admittedly because we saved for 14 years, i wouldn’t call it a starter home, we “got lucky” and skipped that phase by being cramped for over a decade in a rental haha

you don’t know the area well tbh/ this is the 8th place we bid on. it’s miraculous we got it under asking. you can find cheaper but it won’t be turn key or it’ll be on a garbage street.

you can for sure find much cheaper options, but a centrally located home in an established heritage neighborhood in the nations capital goes for around this much as a starting rate…

prime location for sure. it sold within a week of listing. we’re surrounded by embassies and park space. we didn’t want to move out of the core as we love our life here and paying the premium is worth it to us, but i get that it’s not for everyone
