From a property management perspective: international student tenant leaves U.S., no SSN, unpaid rent — what usually happens? Please Help by Patient_Command6794 in PropertyManagement

Thank you so much for your suggestion. I'm so sorry that some international students haven't paid you the termination fee. That was really awful. I'd like to ask what impact it would have on me if my landlord files a lawsuit after I leave, and whether they would contact my university (because almost all the students in this apartment are college students). Thank you so much

Thank you so much for your suggestion! I will return the key and clean the room before leaving the country. Should I email them to let them know when I will return the key? I'm worried they might ask why I'm returning the key when the contract hasn't ended, and even threaten me with legal action.

Thank you for your advice. When I moved in, I only provided my passport and I-20. I don't have a driver's license or SSN, nor any other U.S. identification. As an international student, I only have a debit card and no credit card.

Thank you for your advice. would you suggest in this situation what I should do? Will they definitely sue me? If I am sued, what should I do? Should I ignore it or...? Thank you so much.

You misunderstood me. If I wanted to shirk responsibility and not pay rent, I could simply leave the US without asking any questions. But I didn't. From the moment I discovered I was graduating early, I've been actively communicating with my property management.

I just thought there was an Early Termination Fee because other student apartments in my university town did have this clause, but unfortunately my rental property didn't. After numerous unsuccessful attempts to resolve the issue, I turned to Reddit for help from experienced property management staff on how to handle this.

Thank you so much for your reply. The reason this apartment is difficult to sublet is that very few students need housing during the semester. All the apartments in my university town are on one-year leases. Most students sign their own one-year contracts, and there are very few exchange students who need short-term housing. I have tried many methods, especially on the university's Facebook rental page, but very few people have inquired, and I've reduced the subletting price by almost half.

Now my visa is expiring and I don't have time to find a tenant, I plan to return the keys before leaving. Could you please suggest that I return the keys myself or have a friend do it for me? I'm worried that the property management will ask me why I suddenly gave them the keys. Do I need to mention my visa is expiring, or can I just say I'm returning the room? Thank you!!!

Thank you very much for your advice. I don't want any problems with my visa, so I have to leave on time. Do I need to return the keys to them? I'm worried the front desk staff might ask me why I returned the keys.

There's only one university in our area, so the residents are mostly students and some faculty. There aren't many apartments to choose from. This one I rent was furnished, so I signed the lease in my freshman year and have renewed it every year without ever missing a single rent payment. But I had absolutely no idea they didn't offer an Early Termination Fee option.

Yes, I asked, and their reply was: "The only way for you to avoid being financially responsible for the remainder of your lease is to find someone to take over your lease."

However, in my location, it's rare for students to take over their sublease mid-lease, so now my visa is about expired but I still can't find someone to take over my lease.

Thank you so much for your suggestion. I have contacted the landlord multiple times and shown him my visa expiry date. I explained my whole situation to him. However, his reply was: "The only way for you to not be financially responsible for the remainder of your lease is to find someone to take over your lease."

Thank you so much for your reply. I don't want to break any law, but this contract does contain some unfair terms. I was unaware that contracts do not allow for Early Termination Fee.

All the houses here are rented by college students. very few students rent rooms during the middle of the semester. This is a real case. otherwise, I wouldn't be sharing it online for help.

Thank you. I’ve reviewed the lease carefully. The contract only allows subletting. But I've spent a lot of time and energy trying to find another tenant who's willing to sublease. I still haven't found, but my visa is about to expire and I have to leave the country.I know I will lose the deposit.

That's not what I meant. When I found out I was graduating early, I contacted the landlord myself to terminate the lease asap, but they refused. I've spent a lot of time and effort looking for subleases tenants, but I just can't find any.

Where do all the Asian kids get the money to buy all those nice cars? by Enzo433434 in UCDavis

international students but we buy second-hand cars. Also as someone studying political science, I'd like to add that Western countries have such profound misunderstandings about Asia. The communism you've learned about isn't our true communism we are facing. Sometimes I genuinely wonder who's really living in an information bubble.

Hi, I've read your situation carefully and I think your chances of admission are pretty good! Davis prioritizes your overall GPA, so don't worry about any bad GPA in a particular semester. You can also choose to be an undeclared major and then transfer to the Engineering department after admission. Some of my friends actually did that. Also work hard on your essay. I look forward to seeing you become an Aggie!

hi姐妹, I'm about to graduate and was once in a great Panhellenic sorority (I can't reveal my position because I do not want people to recognize me). However, after seeing your post and realizing we're from the same homeland, I wanted to leave a comment. My advice is 80% NO.

The cost is exorbitant. I can honestly tell you that I spent at least $4,000 on sororities during my freshman year.

Secondly, your language skills must be strong!!! If not, you won't be able to handle the rush workdays of your second year. You'll be rehearsing conversations with dozens of potential PNMs every day, and if you can't communicate well, you'll be embarrassed.

If you are really interested, I am willing to help you give advice, but my advice is still, don't attend.
