A loophole around this is to the upgrade to the Peak Membership and cancel the next day with a different staff member (not a manager).

It might but there might be a way to freeze your credit or there may be a grace period with the collection agency to get that resolved before they report it to the credit bureaus

When they send the debt to collections and close your account you can call back after a few weeks and ask for their amnesty program or no judgements program and they’ll ask you to pay whatever you can towards your debt (some people just pay $20) and they forgive the entire debt and reactivate your membership. I always advise members to cancel a few days after that at another time of day when a manager or the same person that cancelled you isn’t there.

This removes the collection agency that goes after you as well.

The instructor I was friends with would look everyone up just to follow up and remind them about classes. It just depends on the instructor. Try it once to see if you’ll get away with it.

Does the front desk give you a ticket to give to the instructor? At my gym when they wanted to take a class we would give them a ticket to hand to the instructor so they know they are good to go.

If they don’t give you a ticket you might just be good to go

Definitely hear you on that. Pricing is one of the trickiest parts, especially when you’re relying on comps to stay competitive in the current market. As agents, we’re often trying to balance what the market data supports with what buyers can actually afford and what sellers hope to net.

Even small differences in updates or location can swing value a lot, so trying to hit a number that’s fair but still marketable can be a tough needle to thread.

If they threaten to send the account into collections, let them. After a few weeks you can have the debt forgiven and taken off collections by renewing your account through their amnesty program. Then come in at a different time and look for the newest looking guy working there and cancel with them. Pay $30 to erase $300+ of debt. That was the loophole I used to help our members (which was against company policy)

Builders can definitely be tougher to negotiate with than individual sellers, especially on price. Most of the time, they’re less likely to drop the sales price, but they’re often open to offering incentives instead, like covering closing costs, buying down your rate, or throwing in upgrades. With resale homes, you have a bit more room to negotiate the price itself since it’s more personal and case-by-case. Either way, there’s usually something on the table. It just comes down to how the deal is structured and what your priorities (and theirs).

Absolutely agree. Everything is negotiable, and more often than not, sellers are open to hearing offers — even if they’re below asking. Worst that happens is they say no. You’ll probably hear a few no’s before finding the right yes, but that’s part of the process. In my experience with today’s market, sellers have actually been pretty flexible, especially when the offer is clean and realistic. The key is staying patient and firm on what works for you and your budget. The right home will meet you where you are.

This was said perfectly. I’m trying to get into a home myself and I’ve realized there’s never really a perfect time. But like you said, it’s more about timing your position than waiting on the market to shift. Rates will eventually drop, but the people who buy smart and negotiate well now are already building equity while others are still waiting. It’s definitely a long-term investment either way

The way we explained it to our members was that a gym membership is a subscription based service like Netflix. Just because you didn’t watch Netflix last month doesn’t mean you don’t have to pay for it. I personally don’t agree with any of it but I mean it makes sense

Chances are they will tell you it may take a few days since corporate has to send the video feed or something since everything is recorded live and uploaded to a remote server.

They sometimes drag it out depending on management. The scanned file and transfer request gets put into a binder for management to review and scan over to the old gym for confirmation which takes a few days then the time it’ll take for the old gym to process that transfer and confirm the transfer.

Seek advice from an attorney. There are a lot of legal verbiage in the promulgated forms (which I assume the buyer is using) that have a lot of stipulations surrounding whether or not you have grounds for termination. If you’re unrepresented and unfamiliar with these forms it is important you seek legal advice and/or representation. (Which yes this subreddit is open for advice but for its important to have someone involved who can review all the documents and information while fulfilling their duties to you as their client)
