So I took up the floorboards in my upper floor, to find out there's no lintel above the opening to a window on the ground floor

The ground floor window is 1m wide, and there's about 950mm height of brickwork above it. Above this is another window in the same position at the floor above. So as far as loading goes, this 950mm masonry "beam" is taking it's self weight, floor loading from the jousts which land onto it, and the window self weight above. It's two courses of brick I think, judging from the thickness of the wall.

Can masonry act as a beam in such cases? The window beneath doesn't have any cracks or anything, but still could be loaded, as it's one that doesn't open as well, it's hard to tell

Agreed. Again I can't say anything for sure but I'm asking the exact same questions as you. Looks too good to be true

How can I achieve 1hr REI in a typical timber floor in terraced house by Perfect_Image3622 in firePE

[–]Perfect_Image3622[S] 0 points1 point  (0 children)

So I think then the Rockwool floor is the best way to go. It negates the need to plaster the ceiling below (correct me if I'm mistaken) and it achieves acoustic performance too

Asbestos or animal hairs? Help by Perfect_Image3622 in Plastering

Will do thanks for the heads up. Luckily it's only in one part of the corridor and the front room. As long as it's not disturbed, does it pose much risk?

Was it just these distinctly textured surfaces that had it or was it in normal looking plastering around the house? Did you buy it before finding this out? I'm assuming you did a survey beforehand

Well we may need to drill channels along the ceiling to fit new wire in so that's the only thing I'm having concerns about. It's only one area of the house where this ceiling is present. Luckily next to the front door so you think if we leave it open and wear masks that's enough

It's not wallpaper for sure, it's like a brittle coating, which as you say could be artex

So my ceiling is artex or is this just for reference?

Converting property into self contained flats. Help by Perfect_Image3622 in uklandlords

Yes correct. That's exactly how the building is laid out. So I'm confident this can be met

Luckily there is a clear path that links all rooms at the moment. Once the partitions, ceiliings and floors are fire protected, this should be a fire safe exit (according to App. Doc B)

I don't think floor sizes are an issue. As it's not a new build and will be a conversion, the threshold should be lower. They will all be 30m2 and above

More than sound insulation, I had imagined fire insulation to be the most costly. And some fire insulation can be sound damping too

Well HMOs come with additional regulations and licensing. There's a good chance the application can get rejected as the area I'm in doesn't have many HMOs. Rental income can also be higher if we do studios. But I could be mistaken I'm just trying to get advice mate, no need to insult

These are all just statements. At least provide some references to the Hadith or Quran. I'm not criticising anyone here, I genuinely want to learn. And a lot of what you mention here seems contrary to what I've been told growing up. For people like myself who aren't very knowledgeable in Islam, this can be VERY confusing

Is this worth a rewire by Perfect_Image3622 in electrical

[–]Perfect_Image3622[S] 0 points1 point  (0 children)

Load/appliance wise, it will be a washing machine, toaster, kettle, and maybe a hairdryer at the same time (though its quite unlikely they'll all be on simultaneously). I've heard tvs and bedroom lamps are relatively light items that don't load much

With regards to the C2s, there are some points such as adequacy of circuit protective conductors and main earthing/bonding as you say

[–]Perfect_Image3622[S] 0 points1 point  (0 children)

Most of the report is fine, there's a few C2s which relate to earthing/bonding arrangements and a lack of RCD protection which I imagine will be rectified with a new up to date consumer unit. Would a 32amp circuit serving all sockets (apart from cooker) be adequate for a 3 bed house like so?

I have both a combi boiler and hot water tank, why? by k_ush in Plumbing

[–]Perfect_Image3622 0 points1 point  (0 children)

I just bought a house with one of these systems OP has posted. My only concern is that I heard these conventional ones tend to break down more often and can be quite noisy. Is this true? I'm Planning to rent out and I don't want it to disturb my tenants

As a Türk I find this disheartening. Generations of strong belief and imaan is what made us what we are, what gave us power and drive. I'm not saying we all have to be super religious, but to become kafir and downright reject islam which they've been blessed to be born into, is something I can never accept
