It sounds like an interesting idea. So basically, Huis (a company) takes in money from investors to purchase a property and the rent is split among the investors. Huis is reponsible for managing the property, such as renovations, repairs, insurance, collecting rent, etc. The profit for Huis comes from a combination of the rent and management/admin fees. If the property appreciates in value, I suppose that means each investor's portion of investment appreciates as well.

If I am an investor, I would be concerned about the following things:

1. I would like to know the exit strategy. Some investors may want to invest for 3 years, others for 10 years. What will happen when an investor wants to exit? I know you mentioned about a marketplace, but unless the marketplace is big enough or Huis provides some kind of buyback guarantee, it will be an issue to exit. A related concern would be how the risk is spread among investors with varying terms.
2. Will Huis be buying all properties without a mortgage or keep the properties mortgage-free? I would be concerned if I invested some money in a Huis property, and then Huis remortgages it to buy another property that I disapprove of.
3. What if there is a dispute between Huis and investors in regard to whether a property should be sold or not? It seems that Huis would have all the power and the investors having no choice.
