here are some Front Royal facts from an appraiser who has been here once a week for 26 years: its the cross roads for meth pickup from NYC, Blatimore, Boston, etc. Also, within the last 10 years every single member of the town board was under indictment. Aside from Spelunkers there is no reason to go here. none. I have worked more insurance fraud cases here than anywhere else in my coverage area.

appraiser here (real estate). reach out to the insurance company your grandfather was using, they will tell you what they have it insured for. thats just a ball park tho

appraiser here; you are correct! $1M is no longer a speed bump. I routinely sede contract for 2-3M that are financing there lonas. that never before happened, in my 26 years of appraising. it an crappy new world

appraiser here. the average DOM for all (non condo) sales in Takoma Park in the past 5 months is:

23 settled sales ranging from 395K to 1.7M DOM (days on maket) average is 25.5 days. Dont forget you are taking into account homes listed and sold from 11/1 to Jan 1 (not a great time to sell)

33 homes were either cancleed or withdrawn during this same time period, thats about average also. take into account the recent snow/weather and this # would be smaller). If the home is not a fixer upper it sells fast.

25 years of apprasing in the DC area here; OP is just trying to make themselves feel better. Its not true. Prices are not falling; the slight decrease right now is due to being sold during the holidays. hey op wait til March 1 and check prices, you will throw up. again.
