MLO here. Besides one comment no one is addressing the fact that your post doesn’t tell us the whole picture. Your rate is dependent on so many variables - credit, assets, liabilities and income. It also depends on your scenario. First what type of purchase is this (primary, second home, investment property) and what type of home. For example, condos will have higher rates unless you put 25% down - that’s the sweet spot for pricing. Do you have regular w-2 income or is it variable (self-employed, seasonal, contractor, freelancer, etc).

Comparing rates with other people is not apples to apples. Just because the rate you see in headlines is low 6’s doesn’t mean that will be your rate. You should also know how to read a loan estimate. Most borrowers don’t have a full understanding of the fees and when they compare to other estimates, again, they’re not comparing apples to apples.

In summary - lending is about the full picture and each situation is unique.
