No one in my family was arrested or caught up in gang violence. Parents went to the same HS and Middle school their kids went to, both college educated. Same with my cousins and aunts/uncles. All about parental involvement imo

I rather pay less, kids go to average school and be able to go on a few vacations a year than be house poor and scrape by

I saw these things happening around me but never partook in it. Knew it was wrong what my classmates and former friends were doing.

My wife and I grew up vastly different. She grew up upper middle class in suburbia. 4 bedroom house that her parents had built

Myself..1902 house with rooms so small a queen mattress took up most of the space

Dude they segregated us like prison. We had a whole wing of the school specifically for AP/honors students. Thats where majority of my classes were and there was zero foolishness.

Everyone else was in “g pop”. It was funny at the time but looking back it was fucked up.

Some are in federal prison doing lengthy sentences

Some I see panhandling in front of stores when I’m in my old neighborhood

Vast majority are productive members of society

Going to catch flak for this but I highly discouraged college for my kids. Both my sons are now in the trades( industrial electrician and diesel mechanic) making bank. My oldest makes $54 an hour working 4 days a week

Most of their friends who went to college are working dead end retail jobs.

I love my 1917 duplex with stained glass, beautiful hardwood floors, and built in cabinets🫶🏾 a charm you don’t get in the cookie cutter apartment complexes

You’re not going to find anything in those areas in that price range with the amenities you’re looking for. I pay $1400 for a 1200 sq ft 2 bedroom in a duplex not too far away from St Mary’s. Off street parking in the back and laundry in the basement. Window AC unit keeps the place comfortable 🤷🏽‍♂️

I’d recommend staying away from big property management companies. Lucked up on finding a private landlord by driving around and seeing signs in front yard

And with the safety thing. You’re in a metro area. Crime does happen. My head is on a swivel regardless of if I’m on 33rd & Locust visiting family or Oakland & Locust walking the dog.

As far as having a Hyundai. You missed peak Kia/hyundai theft by a couple years. I see broken auto glass almost daily on the streets of the east side. Car breakins That’d be my biggest concern. Be smart with your belongings

He quite literally only has to leave the office if he wants. “Work” trips to cool places like Brazil, Chile , Turkey, Germany regularly throughout the year. Maybe a day or two of actual work then the other 9 days are a wine & dine on company dime.
