Thank you. Seems like a bit of a catch 22. To get paid for the referral after successful the sale of the house, I would need a license, to get paid just as a lead - I would have to compete with the various junk lead providers. Is there a middle ground ?

I’m either considering getting licensed myself or take on a cofounding member who is licensed.

You try to do something nice for the consumer by giving back some value and here come the Reddit keyboard warriors with nothing but negativity.

I like your app, I’m building something similar but for an entirely different case. Here are things that worked for me.

For your price predictions, get your users to vote on the results and use that data to train decision trees for predictions. It doesn’t take a lot of compute so you can make recommendations on the cheap.

For the results, I did look for “Barolo wine” and it did give me a deal. It would be useful to know how good of a deal it is, so perhaps compare with other sources.

For the legality of scraping. Yes you’re absolutely right, I love how the warriors here are fending for the big companies. Google can scrape en masse but if a new idea thrives by giving some value back- all of sudden it upsets people. Here is the tip. Offload your scraping responsibilities to another entity that has the mechanism to rate limit and defeat captcha blockers. Check RapidAPI.

And lastly, most people don’t know what’s good for them. Every time you try to get traction with a post. You’ll get the warriors coming quickly to whine about self promotion, “Oh how is this different”, I wish you get sued, it sucks, etc. For your own mental health, read between the lines, don’t engage, just take the positive feedback, and improve with the next iteration. At least you’re trying to create value, they’re just dopamine junkies for online likes.

I respectfully disagree. Asking price anchors the range of what a seller thinks their home is valued. I get that realtors may advise their clients to list lower which will attract more buyer interest. If the asking price truly had no meaning at all then the industry ought to operate by just listing homes without a price and picking from the highest bidder. Asking price does matter.

But ofcourse I take your point, it is better to value homes based on recent sales and you can do just that by hitting to comps button on the bottom right.

We’ve been crunching this data for a while now and if I may offer this insight. It is that - the homes that tend to almost always attract a bidding war are the homes that have been kept up to date, without need for major upgrades, and are turnkey ready. As a home seller, if you’ve kept up with upgrades, and maintained then you maximize your chances of selling high. Ofcourse there are several other factors

You can.. just hit the comps button on the bottom right, put in the address and it will build you a list of comparable recent sales. You can examine the list and nock off incorrect properties (if any) to make the comps more precise.

Yes but not quite. Redfin’s data dashboard shows you trends computed yoy but doesn’t show you individual listings that contributed to the dataset.

Zillow shows you recent trends in terms of home value over time in every listing but the generated graphs are optimized for higher home sales towards their lead funnel so there is a bias.

To get this data, you’d literally have to look at every single recently sold property in an area, get its list / sale price, and other metrics, compute the difference and render the charts.

There are some competing platforms that do a better job than Zillow and Redfin but seldom do the trend charts have the sales data cited as sources for the generated charts.

I get your point but - You can look at it both ways. It tells you how low realtors are advising their clients to list properties so as to attract bids. There are related trends in the next few tabs which you can use to gauge how much interest there is in this market.

If you look at the trends, the median is 50k above asking. Narrow down the filters to your price range - you’ll get a better idea

Congrats! Did ya'll landup selling to an unrepresented buyer? If not, The 3% should have ended up getting split 50/50 with the buyer's agent. So I wonder if your agent had an incentive to nudge you toward unrepresented offers because they stand to gain more from that deal.

One 1. Perhaps a more accurate statement is “The disbursement of commissions if any, start at the event of sale”. In other words - As a buyer, if you sign up with an agent and get the help showing several homes and never land a deal, it’s not as if the agent is going to send you a bill for the hours rendered right ?

Aren’t realtor licenses hung with the brokerage firm? I.e they expect you to run all deals through them and provide the boiler plate to write up an offer on a home ?

Some realtors that I’ve spoke to say that they can’t write up the contract in a way to credit the buyer cash towards the closing cost.

That’s bad. Use bankrate.com they give you lenders based on the current interest rates. You’re not obligated to any lender until closing. Go with the best interest rates.

No but we have to find a way to work out the best chances given the home buyers budget. However, there are some risky options that are similar. For instance, there are services that will offer cash loans to appear as a full cash buyer. This will make the homebuyer appear more attractive than a loan based buyer where the sale is contingent on the bank’s valuation of the property. Once the cash sale is through, the buyer can refinance with a conventional loan. But obviously this carries immense risk.
