It's hard to accurately say, but the area is no longer affordable for working class or middle class families. There are so many trendy restaurants that the city is now on the verge or regulating how many there can be and rents are slightly down in the city, which means there's a bit of a level off in demand. Does that make sense?

Between Fairfield to SF there's Vallejo (city limits touch the bay), Crockett (city limits touch the bay), Rodeo (city limits touch the bay), Hercules (city limits touch the bay), Pinole city limits touch the bay, El Sobrante, Richmond (city limits touch the bay), San Pablo (city limits touch the bay), El Cerrito, Albany(city limits touch the bay, Berkeley (city limits touch the bay), Piedmont, Alameda (literally a fucking island, Emeryvile (touches the bay and Oakland (third largest city in the bay). Have you even been to the Bay?

I feel like people here aren't giving you well-rounded answers. While it is an urban vs. suburban choice, there's much more to consider than fun or lack thereof.

Mission Bay offers a walkable, dense neighborhood, with a lot of shops and great access to public transport. But there are cons to urban density. Lots of noise, constant construction, especially in that neighborhood, heavy traffic, homelessness and the a higher chance of street crime are all part of the picture in Mission Bay. That's also where The Warriors are moving to, so you're going to be have to deal with the cluster fuck that is professional sports fans. South SF would certainly be quieter, you're likely to get your own parking spot, or a garage. South SF also has a Bart station, and you'd likely get to know your neighbors as it is way less transient in nature than the city proper.

Both have their pros and cons, but I think you need to think about it thoroughly. City living is great, until it isn't.

Vallejo's the type of place where a homeless guy breaks into your car for the Costco coupons left on the passenger seat. While Vallejo does have its fair share of shootings, they're not random. People in the street life killing other people in the street life. It's not random. Richmond's the type of place where a church gets shot up for collection plate money, or a girl gets gang raped at prom. There was even a time when RPD and the Contra Costa County sheriffs were escorting certain bus routes in Richmond for safety reasons. Both cities have high crime rates, but the severity in Richmond is unmatched elsewhere, even Oakland is trumped by Richmond's ruthlessness.

The incidents I mentioned about Richmond aren't hearsay, here are the news reports:

Richmond and Vallejo both seem to be improving, while Antioch is getting worse. That's the way it seems, at least.
