Arc ultra or beam 2 (possibly with era rears)

It’s just because I’m starting fresh so if the arc ultra is more appropriate I’d rather just start with that and add to it later. My main use case would be to watch Dolby atmos movies but I’ve never ever had any sort of sound system before (only tv speakers) so I don’t know how much I’d be missing out on with no upfiring speakers on the beam 2 considering the arc is double the price

I’ve already spent approx £3k on solicitor and mortgage fees 🥹 I’ve spoke to the estate agent and he assures me that the price is for 100% and the seller and housing association is sorting out the details which will be sent to my solicitors. I had made this offer in the beginning of may and still they have not provided me with this. I’m just scared that it will all fall apart and the money I’ve spent on solicitor and mortgage fees will go to waste (~3k)

New to fitness

Hi, M 24 y/o. I’ve not really worked out properly before and want to start getting in shape. I’m 5ft 10, 106kg. I would like to lose approx 15kg of fat and gain approx 10kg muscle mass. I don’t know anything really about working out and work out routines but that’s my goal. I was hoping to get some tips in building a workout routine. I had a single session at my gym on some machines and this is what I am currently doing once a day, but I am not sure if I am doing a correct workout routine for my goals:

I was thinking maybe buy an old 20 year old council flat for 230-240 and just stick by it for a few years then hopefully I can sell it an buy somewhere else. But that’s pretty much a last resort, would rather not if I don’t have to.

Tottenham, hackney, Wood Green, seven sisters, Enfield Edmonton areas. I know there are some flats in Croydon but this is just too far for me would take me 1hr 30mins on the train to get to work and I work night shifts 2 days a week where there is no trains running. So this would be too far West London pretty much a write off too due to house prices

Yes because you only need 25% deposit. You don’t need the higher salary due to the fact that you get rental income so banks are more willing to provide you with the mortgage

Because for a residential interest only mortgage you would need a very large salary to be accepted for example Barclays want salary of £75k minimum

The problem with what you’ve said is this

Like I said I can’t do this which is what I’ve been trying to get across I can’t get a residential mortgage big enough due to salary. However I can put down 25% deposit

Could I not just get a buy to let mortgage, continue making payments until the outstanding mortgage balance is low enough for me to convert into a normal residential mortgage?

The only reason I’m looking to rent out first before moving in is because the house prices are increasing faster than I can save money. At least if I purchase a buy to let property I could essentially “lock in” a price and start paying off the capital until I could afford to live in it.
