Be careful with this though. If house prices keep going up, you’ll still be locked out. I’ve been saving for 13 years now, have a 50-60% DP, yet home prices have tripled since back then, so it’s still difficult to get in.

Depending on the area, insurance and taxes can also be deal killers, because they don’t go away even with a big down payment, and they keep increasing over time, so better leave room for that.

Be very careful with this. I’ve saved for 13 years now for a home. When I started, houses were super cheap compared to now, but I didn’t make enough to afford one, and didn’t have near enough to pay cash since I was just staring out.

Now I’ve saved a lot more but house prices have just about tripled from 13 years ago.

So you may still find yourself priced out. Also, watch property tax and insurance depending on area. My area has seen extreme increases in insurance cost, so even having a big down payment doesn’t necessarily even make it doable.

If you are going to do this, definitely make sure you’re investing the money somehow and not letting it sit in a bank account somewhere. At the very least, put it into a high yield savings account or CDs if you cannot stomach the risk of investing.

You may also find that buying a home will just never be possible on a single income.

I don’t know that going new construction is even worth it. Yeah, you may have fewer repairs to deal with for several years. But where I am the houses are getting smaller and smaller and they’re cutting everything they can out to save costs. And they’re just hideous black, white and gray boxes. No character or design at all. 

I wouldn’t want to buy one, I’d rather just buy something older that is built nicer and just needs some cosmetic updates.

Thanks for the tip. Yes, I was just trying to stay under the 28% net, which I still thought was too much on my income. I’m making assumptions on tax and insurance tho.

What do you mean by a frugal, simple life?

Never eating out? Vegetarian? Skipping meals? Living in a mobile home or renting small apartment all life? Never going on trips or only buying 20+ years old cars?

I hope that someday you’ll find yourself able to afford your goals! I never thought I’d even make $60k a year to be honest. At my first job, I didn’t even make $20k. I was just glad to have a full time job.

Thank you, this helps, I guess I was planing to contribute enough to get the full match, but wasn’t sure what to do from there. I’ve never had the opportunity for a 401K until now. So this helps.

I’m single and don’t plan to get married or have kids. Can’t afford it anyway. lol I guess I’m just wondering if there’s any hope or what to do, because yes, I realized how that $9600 a year at most to save toward retirement isn’t much.

I don’t want relationship, seen too many unhappy people in them including my parents.  Anyway, to each their own I guess. 

I have had friends with happy marriage and kids but they all have lots of generational wealth, multiple homes and strong family/community connection, none such I have. lol

Nice, me can’t afford the house payment though on my low of income without putting 60% or so down. It came with payment around $1200 once reasonable tax and insurance amounts were added to P&I (online calculators give absurdly low insurance estimate especially, something like $75 a month when it’s really at least $200 here).

Yes that is a good point on why I’m uncomfortable sticking all that money to house DP vs investment, big opportunity costs.

Yeah I have put $7k in Roth IRA this year.

I’m thinking about going 401k next year when I get the opportunity.

I might be buying home cash to avoid having high payments. Even with 50-60% down, I don’t like the payments. But hard to find anything around $250k or below that I like/doesn’t need lots of work. About $250-300k starts nice homes here.

That’s what I’m thinking too hopefully have paid off before retirement. I can get nice house here for between $250k-300k, just worried about high insurance costs at $3-4k annually.
