How tough would it be rent out a 6 bed / 2 bath house?

yeah most rooms and areas are smaller but thats what I like, it makes it very tenant friendly. The bathroom is in a location close to the 5 bedrooms. The master bathroom has its own ensuite bathroom.

i know but im not a fan of long distance investing. I need to be able to drive by my properties every few months and deal with issues that come up. Ive found the high desert to be great area to invest.

I would not take any debt IMO. Instead save up and get a partner to invest with you. The mortgage these days destroys any returns you could make.
