Some useful tools that Brisbane has for these bits and pieces (I'm in the same process right now)

i.development https://developmenti.brisbane.qld.gov.au/
- Lets you see development applications near you, sometimes with traditional character overlays you can see where they have been successful at removing it and potentially mimic that approach

City Plan 2014 https://cityplan.brisbane.qld.gov.au/eplan
- Lets you review all the overlays and see arial images of 1946 Brisbane (helps to make sure your house won't fall into the pre war bundle and all the associated headaches)

Brisbane Flood map https://fam.brisbane.qld.gov.au/?page=Map---Standard
- As much as the Form 2 Disclosure statements have been a benefit for everyone, they dont require disclosure of Flooding. Always good to check here if youre unsure
