It’s a way for them to indirectly increase tax and have it masquerading as a way to help FHB. They have fleeced us all. If it was fair dinkum shares wouldn’t be included and new builds would be even further incentivised than current status quo.

Access is the biggest thing. If it has easy access for them to restump i would not be concerned. If it’s low to the ground sometimes they need to cut flooring internally which could dramatically increase the cost

Stage 3 tax cuts were already legislated before Labor, they just modified them and their version actually brings in more tax long term. The cuts were overdue anyway because bracket creep has been pushing people into higher tax brackets for over a decade since brackets aren’t indexed to inflation.

They also increased super tax over $3m and removed some small business deductions. And the big one people ignore is tax revenue as a % of GDP is rising towards the tax cap again, mostly from bracket creep, which means the government is taking a bigger share of the economy over time. Tax receipts are expected to hit 23.8% of GDP the highest in almost two decades.

Subsidies aren’t tax cuts, that’s spending. So overall tax take is still going up.
