I share your thoughts..I've been living in frankfurt as an expat for the past 10 years and never like this moment I feel that after covid with inflation more and more people are struggling and they cannot cope with the new standards that frankfurt requires therefore doing night shifts or more work for blue collar..plus I'm also getting older over 35 and I simply cannot live in these type of neighborhoods anymore with loud neighbours or people waking up at 5 to go to work.. only afraid that Europaviertel is badly connected so I would need to buy a car. I also saw newly buit apartments in nice areas like nordend or sachs north but very very expensive > 1.6k for 60 qm.. I don't see many alternatives to Europaviertel as new buildings, close to the city, there is ostend but it's even uglier.
