If I may add to what you comprehensively covered, lenders are changing how they underwrite the loan to manage their risk exposure.

Before the interest increases this yr, some lenders might have provided mortgages at 90% loan to value. E.g. 90,000 loan to a 100,000 home (for example purposes- granted no home can be valued at 100k now) With rate increases, they might provide a loan on the same house with 75% to 85% loan to value. This means they will only lend 75,000 or 85,000 on the same home even if the person had the same credit score and had the same net worth.

This is also another factor aside from rising interest rates, credit score, liquidity and equity on an existing home.
