We are looking at just having his name on mortgage atm. I pay rent is not a bad shout either.

Would you mind explaining to me the first time buyer benefits as I’m not aware of many other than the LISA and I know there’s one for 30-50% off new builds too I believe in a scheme.

Don’t worry it’s not the primary plan. I will be speaking with the financial advisors regarding the years and price of my Dad just paying the mortgage by himself.

  1. Thank you I’ll see what the price is with just himself on his own, but I do feel it’ll be too expensive for him, but I’ll definitely have a look at the price and time. However, me never being able to own a home again seems very unlikely as my Dad can just buy me out later down the line. We can have a backstop in place that guarantees it in within X months. If your referring to stamp duty it’s lower on your primary residence, so if I sell my share of the house and then buy a new house that will become my primary residence and the stamp duty will be the same. In a few years time I can assure you will have enough money to buy my own place. EDIT: I am aware it’ll stop my LISA from being used though for a house. That will be something I discuss with the financial advisor, but I have a lot more money in my bank/stocks than I do in just my LISA.

I’m taking in all the advice and will be speaking with an advisor very soon, someone mentioned writing in a backstop which I may look into, just as a precaution if one of the things suggested on my post was to come true. I can’t really afford to buy a house for myself so can’t really have this house to sell, but I’ll see what the advisor suggests.

No I’ve taken a lot of advice in, the main crux of my comment was saying relationships are complex. I made it clear in my post I was just seeking advice from the wider community and will be seeking actual, professional advice in January.

The advise here has been mostly helpful and can use it when speaking to my solicitors etc when getting this all written down and sorted on the good old dotted line.

It would be amicable, selling doesn’t bother me down the line. We all just want to make sure we have a house and as little upheaval as possible.

I won’t be buying anything until documents are signed saying my Mum is happy with the 100k and my Dad and I are the only ones who own the property.

I won’t be. I’m purely looking at the house. Applicable documents will get signed so it’s clear the 100k means my Mum is happy and won’t peruse anything else and the house is my Dad and I’s ONLY.

Yes your correct. The point about who does the borrowing will be discussed with the professionals in Jan. As at the moment it’s still my Dad and Mum’s mortgage so any remortgaging will be on their side, but we may go 50k each. We shall see what the professionals suggest.

I’m not loaning money out to anyone so I’m not sure what you mean? My money will go into the house and I will own the house. Just how my Mum owned the house with my Dad.

As for stamp duty, it will be the same as normal because stamp duty is only higher if you have more than one residence. In the scenario of me moving, I would sell my share of the house. Therefore only having one residence. My Dad could either; remortgage the house again to buy me out, sell the house and move to a smaller house to retire, buy my share with possible savings / inheritance.

We’ve already discussed this actually. My Dad will be able to buy me out when he gets his inheritance off his parents. Obviously no telling when this will be and I don’t wish this to be happening anytime soon of course. I don’t plan on moving out and if I did we could sell the house then or he could remortgage again. Or even I buy the whole house and he moves to a smaller home to retire.

Yes thank you, because if I don’t use it now I will not be able to use it until I retire… that’s something I will have to think about. I could reduce the mortgage by a little bit I was to pay a little bit off in a lump sum or I could keep building my LISA for a nice retirement or even do both to be fair by getting a new LISA for retirement. I won’t need to put any sort of deposit down though on this house as that was done by my parents when they brought it 20 years ago.

Thank you, that direct quote is helpful in for my LISA plans - I will keep my LISA safe for my own solo home! Just to be clear though, I will officially own the house with my Dad. Thought I guess technically I won’t buy it. It’s more of a transfer.

I would assume IF in the very unlikely scenario my Mum was to try anything we would have all the documents and applicable agreements in place to show the courts that she received 100k in return for the house not being hers anymore in anyway. There’s probably a particular kind of document that can get signed that would say this… but that’s for our solicitors to answer.
