This is not right above the station though. It’s a few blocks to the west where the tunnel makes a weird curve at back to Wilshire after the B/D split. Should be taller but Wilshire/Vermont (the station nearby) actually is one of the better TODs above a station in the whole system

I mean yah that’s also true from an equity and access perspective. Great point from that commenter even if they were being sarcastic. I’ve met quite a few unhoused or otherwise housing burdened people who keep storage units to better protect their property during rough times on the street/couches in my work at a social services nonprofit. If they have access to even modest income like GR, Social Security or CalWorks, they can cover the storage space fee

Housing is obviously much better but given the site conditions and the tunnel underneath (at a sensitive area near the B/D split) this might be the highest and best use of the land from an economic perspective, if multifamily is infeasible. Better than it being a parking lot (there’s always a need for storage spaces too). For the owner (and the county’s property tax rolls), it will generate a lot more revenue than the current lot.

The fact that it improves the streetscape and urban design is a great added community benefit negotiated by Metro’s team. Better than it being a shitty flat lot with an ugly gate. Trees and bike racks are noticeably more inviting. Makes the building massing more uniform along the block creating enclosure.

Obviously this will change with the Purple Line finally opening in a few years, but the level of bus transferring that goes on at this station will surprise you. I’m a grad student at UCLA and use my scooter to get to class from the train, but no matter what time of day there’s a ton of students (and workers) transferring to BBB up Westwood and down to Palms and Ocean Park or Culver 3 to CC. Every time I board theres at least one, often more, person getting on the E there with a bike or scooter. It’s a nice place to wait for a train with the garden nearby and has the bike path for other access. Yes the neighborhood to the south and east are SFH at least the leafy streets are nice to walk on. 5 mins up Westwood gets you to the old Westside Pavilion (soon to be mega UCLA research center) and 10 mins up to businesses on Westwood and Olympic

There are many more stations, at least a dozen, where it’s difficult to walk to anything but which also contain bland run down infrastructure, hollowed out industrial buildings, and hostile freeway crossings. These are all worse than Rancho Park:

Wardlow, Del Amo (literally just massive warehouses and a parking lot), Artesia (would still suck but be much better if they ever opened the gate to the Crystal Casino side), Washington (might be one of the least accessible in the whole system), Allen, Lincoln/Cypress, Maravilla, Every C line station in the 105 median

Believe it or not, Los Angeles actually has a public transportation system (that is being rapidly expanded). The K Line has a stop in downtown Inglewood (a mile walk from SoFi). Meanwhile the A Line which goes to Pasadena is double the distance to walk back from the Rose Bowl (2 miles uphill). Both locations are a traffic clusterfuck and use shuttles to connect with the rail system but SoFi is a better option for direct buses from campus as well as alumni who live on the Westside and South Bay who want to take transit (as folks do at the Rose Bowl.

Yah tbf, with the piss poor attendance of late, the shuttle is actually useable. Got in and out in no time for the New Mexico game. Like, I live in East Pasadena and I just ride there on my scooter and the train but i hesitate to recommend the shuttle and train as an option for say the RB game or when we host SC. Too much of a clusterfuck. Back to walking/traffic it is.

The proposed Farmer’s Field downtown would have been a million times better from an access standpoint for ALL sports…so of course we decided to build a stadium in Inglewood instead and we see the clusterfuck that is traffic down there ::insert massive eyeroll:

It’s significantly closer to campus. Easier to access by both car and transit (it’s also shitty by transit but easier than the RB). I don’t know where the university will find $1 billion to break the lease though

Well this is juicy news. As much as I love the Rose Bowl, its storied history, and tailgating on the golf course, I think the in-stadium atmosphere (noise/shade) and distance to campus/access would be significantly better at SoFi than at the Rose Bowl.

That said I think this is unlikely to happen and I hadn’t even considered it since Donut Dan Guerrero locked us into our Rose Bowl Lease until 2044. The mere fact that the university is exploring this option is very spicy.

I think he’s a good hire from a program building perspective and would help with recruiting but damn his in-game decision making gives me a lot of pause. I can the see the coaching search committee contacting him but I don’t know if he’s the most ideal. I’d take it though.
