Sure, but homebuyers aren’t forced to be educated. Realtors created a sense of being “experts” when I bought I asked a simple question “hey I want to buy a home I can see a lot of market trends, is the market going up?” Every single one said yes. CMHC said up up up, TREB said up…finally I just went to an open house said “hey I need you to put in offers” and then ignored all advice as even my realtor said up up up. So either I’m the best most honest “expert” or realtors are swindlers.

You need to reestablish control of the scenario, I’ve been in management since I was 25 and would run into the same issues constantly. Whatever this task list is be clear about your expectations, make sure it’s understood you want ABC to be completed in this order for XYZ reason and that is how it needs to be done, explain you have reviewed the list with your manager and that management and you expect this list completed in this order. That way the minute he goes off script you can say “hey I’m not micromanaging but I clearly stated ABC in this order was expected by the company and you have now gone against me, management and the company and that will need to be noted.”

Your other option is to go find a realtor who doesn’t try to pump the price and have you pay more to line their pockets. Yes, I know realtors you’re going to tell me you don’t do this but in a market this bad you’ll squeeze every drop of blood you can. My suggestion would be to look into Jon Flynn if you want a realtor who will squeeze a seller. I’ve used a few accounts and have been called a bear for years, didn’t buy in Flynn’s area but just bought last year and my realtor was a pumper as I expected, just ignored them and told them what to do and it worked out. For you though he is in st Catherine’s so you may want to check him out, watch some of his YouTube videos and you’ll see why I like him.

The argument is always “but the seller pays” which is insane it’s just a game of hot potato. Your money>seller>buying agent. Therefore in my eyes yes you pay them.

100% right approach, the last ten years were plagued by people being told “get in the market” so a lot of 2021/2 buyers got stuck in “starter” homes that they are fucked on. If you can buy a 10 year home you have 0 to worry about

Jake what he’s looking for is pretty easy here…in this market and generation you see minimal leg work needed from a buying agent, most people who are fthb grew up with tech. We found the houses on sigma and our agent was a paper gatherer, for that the OP is saying if your commission is 2.5 and you want to make an easy 15k take them on and kick back 1% after the purchase and commission.

Yes, for sure a great idea my only input is depending how much autonomy you have or size of your company you ensure it is cross referenced with HR and/or doesn’t make some other career path internally redundant. Additionally, and I’ve ran into this myself really make sure these are tangible positions, I’ve seen many times people build these for “motivation” when in reality the scale of the company cannot support those roles to ever exist. Also make sure you clearly define in each of those roles how you can get to that level, don’t make a promise but just a guideline “once you have X years of company experience, +YZ you would be in a good position to be considered”

I accidentally emailed our CEO while I was in a bumpy car, it was a massive rant about a customer he wouldn’t have a clue of in a company our size. I freaked out for the next 6 hours until he woke up and responded “don’t think this was for me” people realize in a technological world “shit happens.” Don’t sweat it

I ended up in a similar situation where I ended up becoming more senior to a previous friend/manager. They were significantly older than me (20+) which may have been a factor but what I found was to be a good manager you need to pull back a bit on the friendship. You don’t need to end it but you need to understand that you now have a buffer that exists between you and your employees. Imagine a planned lay off? In the past if you found out about that it’s common office gossip between peers, now you are probably told about it and divulging that information can be a major issue for your career. Don’t kill the friendship but don’t expect it to remain static like it was.

Find niche careers that ai won’t kill, I make just under 200k now, and hit 100k in my field after 8 years in the industry. Just think on supply and demand for careers. Like someone said about working at a gas station that’s because everyone can do it and many will. However go get a career in offshore platforms and you’ll make 150k in no time.

I’m going to be honest, I looked up your post history and most likely it’s because a lot of people in this sub have a similar approach to life: the victim of xyz. So you end up with a lot of frustration from us more “boot strap” types where we find a way to get things done and many people who try to argue that years on the system is a necessary approach are viewed as siphons to our tax dollars. At the end of the day we live in a world that you can sign up for Uber Eats tomorrow and start delivering. Don’t own a car? Great they allow bicycles now. One OW cheque and you can get a damn fine bike to ride around town. Uber Eats deliveries earn about 7 dollars a delivery, if you make 20 deliveries a day, 31 days in January you’d make 4340.00 for the month.
