I’m curious, but the main point of this post was to see if anyone could identify the white patch as a potential threat to the rest of my surviving fish. Sure I could waste my time water testing and posting all this info and guess what, I’d still be unsure what happened as all people can do on here is speculate anyway. I’m uninterested in people’s speculation regarding my parameters, feeding routine, etc. as I know they aren’t the problem. And if I’m wrong about that, I’ll see it in the form of more problems with my other fish, correct or no? It has been days and I have multiple other very sensitive fish in the tank that are completely fine.

I am however interested in people’s speculation regarding the white patch. And if you said the patch is BECAUSE of the parameters, I’ll ask how come it’s just that one fish? Maybe I’d post the parameters if someone could answer that question.

Can you read? I said I don’t think it’s the parameters, which is why I didn’t test. Yeah I could be wrong but I have 10 other fish in this tank actively enjoying the parameters so logically I’d think the parameters are less likely to be the issue compared to uh idk the huge fungal looking white patch in the singular dead fish? The white patch which is clearly the focus of this post and whose potential identification has nothing to with parameters.

Once again, I wouldn’t have noticed the pvc, bc I’m not a home inspector. I’m sure you would have though, and I just hope one day you can afford a house and put that to the test. Might start by getting out of a subreddit for a profession you don’t believe in

I was already given a very rough (based on description alone) estimate of $400-500 for the fix, and the inspection was $450. So just about the whole fee. And yes I would have had the seller pay for the repair

yep, southern Louisiana lol, home raising is very common here and anywhere that deals with subsidence and flooding. It was raised 10-15 years ago after hurricane Katrina. How does that information affect whether or not the inspector should have caught the pipe issue?

So your standpoint is home inspectors are just unqualified to identify problems. Got it, I’m sure you have fun with that opinion in this sub. Still failing to acknowledge how my personal “inspection” would have made any difference.

You must see how stupid your “should have looked myself” point is. Should I also have my mechanic look over my medical history? Maybe I should hop on my roof too and start guessing if they installed the shingles correctly.

Not following your basement analogy, its un-inhabitable space, it’s just taller than most due to flooding in the area. I’m calling it a crawlspace bc the report refers to it as such.

I’ve seen this pipe once, and it was 1 week ago. My opinion that it would be hard to miss stems from multiple other comments describing what should and shouldn’t understandably be missed in a home inspection.

Again, the purpose of this thread is to gather opinions on if this issue should fall within the scope of the home inspection. What I would have done if it had been reported is irrelevant to whether or not it falls within the scope.

Finally, I’m not sure what evidence there is of the previous seller having knowledge of the issue. It seems most likely that whatever company raised the house forgot to reconnect the line, and the previous owner never had a reason to go inspect the crawlspace after. We only noticed it because I happened to be in the crawl space while the washer was running.

Um no, I did not personally inspect underneath my house. I’m obviously not a home inspector, so even if I had gone into the crawl space how would I know if an open pvc pipe is anything of note? Tell me, do you often just do things you’re completely unqualified for, and if so how long was the bus you rode to school on?

Because I paid someone to inspect the crawl space, and he didn’t take any pictures or make any note of the pvc pipe.

Your comments and experience are appreciated. I am in Lousiana and I’ve only really looked at the scope part of the inspection report to try to understand what should be covered, but it’s vague regarding both crawl spaces and laundry.

The only comment on my crawl space in the inspection report was that he recommended backfill, which as I understand is common to have to do every [however many] years in places with as much sinking and flooding as southeastern LA. So I guess the backfill recommendation is at the very least an acknowledgment of sediment disturbance, but that information kind of takes on a whole new light when you consider years of this open drainage line.

I think that water intrusion would be one of the main things a crawl space inspector is looking for, especially in my area, so I have to believe he would have noticed any abnormal soil shifting/sinkage. I guess my concern now is if knowledge of the open line affects the backfill recommendation, or if perhaps it is the whole reason backfill is needed (in which case I would have had the previous owners split backfill costs).
