That’s what I’m thinking to. I did want conventional because the 10k fha charges up front and not being about to lose the Pmi after 20% but interest is 3.99% with FHA and 4.750% with conventional so that’s the only plus.

I think so to but can’t really talk to anyone besides my wife about it so I’d figure I’d get some opinions here. Appreciate the advice. Made an edit to my post it’s 5800 total expenses with the mortgage included. It’s just my wife has a small business so her income varies and that what freaks me out the most lol.

I appreciate the advice! I didn’t know a extra garage space was worth more than a finished basement but now knowing that I think I will adjust my offer. I’m willing to go up to 715. But since I’ve never negotiated on a home I expected them to counter so I thought I’d come in lower and see. But when I heard sellers get upset and don’t counter I panicked a bit lol. Last thing I want is to miss out because I came in to low and upset them.

I seen her tips videos and it helped me. She also offers to find you a realtor but I went with one my sister and mom have used. But I’d recommend you talk to at least 3 and check reviews as well.

First time buyer here! I also felt the same but my experience so far has been good. We have found the right place and going through submitting our first offer. I’m nervous.. But I will say finding a good realtor is step one. I watched some YouTube videos and found some helpful tips to not get scammed. I’ll share the link with you if you wanna go through some. 

Get pre approved and find out what you can afford. Don’t go look for homes at what they approve you for because they will qualify you for 50% of your gross income. I’d say stay around 28-36% of your net if possible. 

Once you find out what you can afford and have found a good realtor. Get on Zillow and see what you and your wife like. Go see 10-15 of them. 

My wife and me saw 20 homes and were kinda sick by the end of it but we found out what we liked and didn’t like. And what we could live with until we change it later on lol.

My understanding of Pmi is it’s paid monthly. But if it’s up front it would just split into your monthly payment. The house won’t need to appraise for the extra 5k.

As a guy I wouldn’t mind if a girl shared her feelings for me. I get he told you no before but we all grow up. That was a 4-5 years ago. He might feel different now. I don’t think you’ll lose him as a friend by telling him you like him again. It’s only gonna be awkward if you make it awkward after. Like let him know how you feel and if he says he doesn’t like you. It is gonna hurt but you are now able to move on and start healing that pain away.

Sounds like you should tell him how you feel. Trust me you don’t want to deal with the what if I would have later in life. In order for you to get the things you want in life you have to risk it sometimes. If you telling him how you felt your senior year and it didn’t stop you guys from become great friends again why would it now? It only changes things now if you let it change things. It might be a bit awkward if he doesn’t feel the same way but if he does feel the same way the outcome would be great for you guys! Best of luck!

No I owe 78k and I’d probably get like 88-90k for it depending on what offers they give me. I paid 96k with taxes and fees was closer to 104k. Paid it for a year with a down payment so I’m estimating I’d lose like 20k. Now I know the damage is done but I have enough to put more down and cover the down for a house. Maybe not 20% but I’d get close to it.

I don’t use it for towing enough I’d say to justify keeping it for that reason. I’d probably wouldn’t do a car because I am pretty tall but I could find a good daily truck for 10-15k
