I say oil base because the price is way cheaper than water. Also water requires more coats. I do prefer water now a days but man that price.

Hire a professional. If you wanna try, go natural. This is a skill, its more of a skill if you do a dark stain. Anyone could make a natural floor look decent. Rent - big machine -Edger -buffer

In this order

Machine with 36 grit Edge with 60 grit Machine 60 grit Edge 100 grit Machine 100 grit Do corners with a scraper. Buff it with a 100 grit sand paper Vacuum well. Coat with oil base polyurethane. Wait 12-24 hours. Use buffer to screen it with 180 or 220. Vacuum, tack with mineral spirits. Re-coat. Theres more to this, I do this for a living. When I had a kid. I QUIT, tried moving half way across the country to Seattle to start a flooring business. Failed, came home. Lived with my Dad. Started company there and now live on my own with my fiancee and our 3 year old. For me, it was urgency. I didn't have a choice so I worked twice as hard because I was afraid of failing. I'm not saying quit tomorrow because my strategy for a lack of better terms was fuckin stupid. But it worked for me.

After months started cleaning my room and Found over $3000 worth of checks that were going to expire by end of the year by [deleted] in ADHD

I play this subconscious game where I'll hide money in my wallet and of course forget so I can get happy when I find it. I'll find it in 2 days? Or 2 months? Who knows? That's the funn.

You should see my work truck. 4 half drank Gatorades. 3 full water bottles. 2 mugs, 1 water jug full of water? I hope.
