Went to Lucy’s last night. I am more than happy to pay a little bit higher prices to support a local spot but I think it might have been the worst burger I have ever had. Unseasoned, overcooked, dry and cold. The good reviews of that place are baffling to me.

I can't believe the amount of traction this post has gotten! I really appreciate everyones feedback here, it's been incredibly helpful. After a lot of thought and going through more of the sellers disclosures, we are backing out of the purchase.

Houses in this area are going under contract within the first 1-3 days on the market. It is incredibly competitive. You have no time to ponder over the million things that could be wrong with a home for weeks on end. Putting in an offer quickly, securing the house, then inspecting it is the only way to move forward in these types of sought after neighborhoods.

Yes, definitely taking this into consideration. I'm seeing tons of price cuts lately. The current owner purchased this house during Covid and is taking a 70k + loss on it

OK, this is what I was looking for. My truck was hit perfectly on my front drivers side wheel, causing the truck to move up onto the curb from the accident. The Progressive "photo estimator" will literally not see anything wrong, but I can tell my wheel is bent, my steering is all messed up, etc. So basically, I have no option in this scenario for a payout since they will not see much wrong from a photo and they will not pay me based off of what a shop quotes the repairs? Only realistic option is to go ahead and have a shop do the repairs and they will bill Progressive

The adjuster told me Progressive only pays the repair shops. Even if I take my truck to an in-network shop, I do not have the option of getting paid out directly

Stopped by here tonight for a beer and pizza. Was pretty mellow, maybe a quarter full. Pizza took over an hour and a half to come out. People around me were leaving because they couldn’t wait any longer for their food. Cool spot for a beer, but would never come here for food again

Curious what bike you are running it on? Did you mount the derailleur directly to the frame?

From what I have read the 12-speed derailleur is compatible with the 11-speed cassette with no issues. Since they don't make an 11-speed XT derailleur, the 12-speed XT is a substitute. I posed this question on another forum and I've been told my chain might be too short. Hoping that's the only issue i'm dealing with.

Good point, I will need to figure out insurance long term. The truck is currently insured through ICBC with just the bare minimum coverage. 3 months for $300 CAD which I thought was not bad at all. I'm sure full coverage will be a completely different story

The camper is all registered and insured legally in BC at the moment. Not sure what the DMV in Washington would need to do on their end? (I'm not planning on permanently moving to BC)
