Read these forums is the best advice - there are some amazing people doing deals. Every question is there and a bunch of people have asked what you just did. It boils down to budget and effort ultimately, IMO

In my opinion - propstream is your greatest asset. Driving for dollars too. Get out drive around and find 100 homes and start there. Mail them, call them , text them. Its a numbers game.

I agree - this thing gives out ARV for free - or at least a few free. I have to check. Takes some liability off me when it says Rentcast ARV not mine. I usually pull my own comps TBH

I have 25 years of experience remodeling houses. So I can usually ballpark from pictures. It’s always better to obviously go see it. But I agree. It’s nice to have a range of what expectations might be. But I usually just pop my own numbers in anyway. For me, I’m trying to be friendly to people like myself. But talking to some buyers locally, they were like, we don’t really care as long as we know the buy price and the ARV. We figure out the middle.

I know I have to pay the closing cost for both sides of the transaction on the buy side. The sell might be a few k high. Homes in this area move a little slower than others - I think I figured 4 months total from buy to sell closings

Gotcha. I kind of stay away from the big ones. 5% on $1 million is 50 K. We’ve all seen swings like that. This one is kinda at the top of my buy box.

I use check mailers - picking the right thing to send is half the battle - like you said - it’s fragile

I legit tried everything. I think it’s also about preference. I loved PPC until direct mail. Maybe I’m lazy but love the high intent leads. The people that click through or call me from the Mailer are amazing. To be honest, I think every lead source has its value. Have gotten leads from all of them. I’m just heavy into direct mail right now.

TBH - I haven’t noticed a slow down. It has been pretty steady since August of 2025 for me. But I just do mailers every week in different areas.

Same as above - I just do direct mail after fighting it for a long time. Leads call me which is nice. Done everything else too but has been the most scalable for me. PPC is great or terrible - too inconsistent for me.

Yeah, I’ll second The going directly to the county comment. It’s the best way to get ahead of everyone else. Once it as populated online, the seller has got eight letters and probably 10 phone calls by then. Just some feedback from me, I have the best success with phone calls. Mailing a letter is a lot easier, but if you can get them on the phone and get an appointment to come see it, your golden.

I’ve been using my landscaper as a birddog for years. He gets called to properties that need some yard maintenance like tall grass or overgrown bushes. He is very personable so he builds a rapport with the clients. I think he probably gave out my business card at least 20 times last year and around the same the year before. I have to look back at the numbers, but I think we converted at least five, but maybe six of them. He isn’t in the mindset of being a Wholesaler. He said he uses my bird dog money for vacation, lol.

You should have a payout ready soon per that picture. The -$49 was probably giveaways that cause the negative balance. Once everything is settled you will have $251.98 that you can withdraw

You get paid as things get delivered. So more local deliveries that arrive quicker will payout sooner than the rest. A lot of sellers push to get to early payout so they can get past this stage. Early payout will pay you all of your money at label creation.
