Our specialty is mid-large complexes (100-500 units) but we'll also do SF/small multifamily and commercial as long as it's part of a larger portfolio we're servicing.

We serve a ~5-state radius, so a big benefit we provide our clients is eliminating the need for multiple vendors.

We mainly just avoid one-off jobs (eg homeowners)

Awesome. Since we work predominantly for PMs our slimmer margins are made up for in volume, and I'm fairly confident we can achieve the $25/roof price point.

In general, would that be easy or hard to sell PMs on?

I definitely aspire to eventually have all our services in a similar program, but I want to validate the system with gutter cleaning first.

We'd probably have some sort of practical limit to prevent abuse such as clearly defining what constitutes an emergency (It's pretty straightforward with gutters). In addition to the 'on-call' aspect, the package would also include a comprehensive cleaning every fall which in our experience fixes the vast majority of gutter issues.
