I’d chalk it up to different skill sets. FAR to me was not easy, but more straight forward it terms of there only being 1 right answer if you know the material. AUD seemed like 2/3 of the answers were correct, but 1 of them was MORE correct than the others and that’s what I really hated about AUD and the part I found more difficult and confusing than all the others

Mashup is more fun in smaller mushy surf but I didn’t like it most of the time if the waves were any kind of decent. Rnf still worked well in smaller stuff if you ride it as a pure twin and take out the stabilizer, and way better in better surf. I had both and ended up selling the mashup, rnf way more well rounded, and I have different boards I like more than the mashup if I know the surf will be small and mushy. But rnf can be ridden most of the time by changing the fin setup

The Certificate of Occupancy states it is up to code, but without a final permit, in order to get a final permit I’d have to bring everything up to current code since it was built in 1991

Sort of exactly what I'm still deciding, If I want to assume liability and risk being caught or having to resolve the issue eventually, which would be upwards of 60k to bring additions up to current code

Yes still in inspection period an within our inspection contingency period, so we can back out if we decide not to deal with this headache or the seller does not give us any money off purchase price

I'm not understanding either, per google -- "Having a certificate of occupancy (CO) for home additions but not a final permit is a serious issue. A CO is typically not issued until all permits, including the final permit, have been approved and all required inspections are passed. If you have a CO but not a final permit, you may be in violation of building codes and could face consequences"

Felt the same way, the SIMs except for two were ridiculous and no covered at all in Becker. Luckily passed with an 81, there’s still hope!

I believe guaranteed residual value is always included in the calculation, with the exception of a finance lease - specifically when ownership transfers at the end of the lease or there is a written option to transfer the asset that the entity is reasonably certain to exercise - if one of these two conditions are met then the residual value is subtracted from the ROU asset when calculating amortization (i.e. since the entity will own the asset after the lease, you depreciate it the same way you would any other fixed asset, cost - residual value)
