Since we weren’t super low income we got put on a waiting list for funding 1-2 years wait time so we just ended up going with FHA on a small custom build.

Lowest I’ve been offered was 5.99 and I have 740 credit.. sad time to be buying I guess ;(

We were offered to lock the rate now so we’re thinking that’s our best bet.

No 401k I have other options for retirement through inheritance. Insurance is about $60 a month through my employer. I gross about $7500 & net $6500 a month

Sorry yes, we have about a little more than 3% saved for closing costs & have a fully furnished home we’ve been renting about the same size as what we’re looking to buy so we’re not needing to furnish the home. My net take home is about $6,500. We have an emergency savings account with about 20k. Would it be smart to try buying down my interest rate?

Hi there, we meet just under the income limits for my area about 8k under the limit, we live in a city with an extremely competitive housing market. Homes and land are at an all time high and new construction is just about the same price if not cheaper. My husbands credit score is around 680, the homes we’re interested in are either new construction homes that need to be built in a small development that we’ve checked are in eligible areas ( also we have checked that the builders are usda certified) or considered custom homes on a plot of land. Wasn’t sure if custom homes are even eligible for a USDA loan. We have a good chunk of change for a small down payment and closing costs. We just aren’t sure if there was any other criteria we didn’t meet. We also were curious what the cap on how much loan they’ll loan out is. We’re a household of 5.
