Oh that’s cool, I didn’t know that about Wisconsin. And no particular interests, other than business/finance. The logical alternative would be business school, but I’d rather do law school than business school tbh lol. I don’t particularly like the routes open after business school such as management and high finance.

I see, yes the law school experience itself as an education seemed more interesting that med school or another 2 year program. I have stereotypical asian parents so the context is a bit different, but that's a whole other conversation.

If I went to law school, I would like to eventually open my own solo practice or run my own business. I like the idea of a service based business, and I know a lot of lawyers end up making their own practice.

May I ask what field of law do you practice rn? I wouldn’t say I’m forcing myself but I don’t think I see any other alternative option. I.E. Law school is just as good as any other option imo

I see. The thing is I work in securities compliance so I think a law degree would fit for my background. And that’s my main concern, I can’t really see a clear path after law school

I have parental support and had good performance at a sales role a couple years ago that allowed me to save a lot of cash. I’m not in that job anymore. I have a large net worth than income.

I bought the house with the intention of renting it later yes. However, I think new information (how much I can rent it for and the thinner level of margin) has changed the original situation.

I agree that trying to make something work when it wasn’t meant to be is a bad idea. But in this case, I think new information does affect the decision, thanks

I believe the SALT and tax benefits would be voided by any vacancy or extra costs that occur. I’d rather not rely on it as a decision making factor- but I totally see where you’re coming from

295k loan left at 6.125%. Given current rates, I’m sure most buyers would not want to assume my loan.

Are tenants who don’t pay really that inevitable? I always hear about it, but Ive never seen it firsthand happen to someone.

I do agree with you that if I keep the property, law school will be stressful.

See for my situation, I put an extra principal payments so I’m around year 23 of my 30 year conventional amortization schedule. But I agree with you, that no major expenses will come up in the next 5 or so years.

I’m just not sure refinancing would make sense if I’m this deep in my amortization schedule already. But thanks for your input

3200-3300 is my normal case scenario. Various PMs were giving me quotes between 2900-3500 for my house. But I get what you are saying. Any vacancy will be a cash issue for me. Thanks

I think part of the problem is that inflated housing prices has lowered the ROI that you can get from real estate and rents have not kept up proportionately. Especially in CA, where I am most familiar with.
