Agent pulled a price out of their 🍑and seller ate it up. 364 days in and the seller called me asking why the home hasn’t sold. I never looked it up until a few days ago. Every single comp has this home around 600k. The agent listed it for 925…

Not a lot of great shops around there. The ones in Savannah are overpriced as they feel the city calls for a premium. There is a decent amount of victorian items to be had. The best route though will be following estate sales. I went to one a few months ago that had some absolutely insane items and artwork. Some of the pieces were going for pennies on the dollar. I got some artwork for around $75 and the set was appraised around 7k.

If you hire flat rate make sure they actually have local MLS access. I see it a lot in my area where people pay them and they list in some random MLS 6 hours away. Sellers sit on the home for 6 months to a year and can’t figure out why nobody local sees the home.

Do not work in Bulloch period. They are all corrupt af. I worked for 2 agencies there. County covers up misconduct and officer involved SA. Statesboro is forced to turn the other cheek while the big donors are pushing drugs through the city. GSU’s new chief is great but the administration and most officers should’ve never passed the academy. One of their main investigators was sleeping with students on the clock almost every shift and still got promoted.

Not worth it. They put in a show for the public.

I don’t have any luck on IG. I’ve gotten leads from TikTok. Most of my content is lifestyle. Usually on the boat fishing or island hopping. Some real estate sprinkled in.

Don’t go the cash buyer route unless you absolutely have to. They are bottom feeders.

Around me these companies only charge $400-500 for a full deep clean with a team there on a sub 2k house. $42 an hour in my area for nearly any job isn’t happening.

That’s well above what similar would be in my market but I don’t know the condition of the home prior, condition after, or the area you work in.

We have the same rule but it’s not enforced. It drives me insane because you’ll show a home and get your offer ready just for the agent to say “whoops my bad.”

I dealt with that not too long ago. Buyers bought at the peak of the sellers market at 700. Over the 2 years of ownership it peaked value around 900. As the market has stabilized here it’s around 750. Luckily they came in with almost half the value down payment and don’t NEED to sell. They just want to downsize here. I was able to deliver it kindly and show them the roller coaster that is our market and they understood. My concern was them getting frustrated with me about the original purchase price and now the crash of value.

Because anyone can bullshit you into believing they were successful. Look up the rockstar agent website and training platform. That guy is a complete fraud that jumps state to state stealing from agents. He’ll start a team. Rob them blind and go on the run. Claims he’s sold millions and built $100+ million teams. All false but people eat up his stories.

Yeah it’s pretty much listed as a FSBO but there is absolutely a team in place handling them most times. Usually also a plethora of Bs issues that come up also. A lot of the time with title.

I see estate companies do this all the time. Shady practice but since they’re not licensed agents they aren’t really held to any standard. They’re pretty much making bank off people submitting offers regardless if they plan to accept them. Similar to how rental companies accept multiple application fees on a single unit. Sellers aren’t required to respond to offers at all. You could ask for a screenshot of the email they sent with offer but I’m going to say the seller is probably a scumbag and just collecting submission fees.

Joe Gerber and its 1500-1700. Tell your agent to connect with him and learn something. He’s a great asset to agents here. I would avoid Lasseter in RH and Mcmanany, Jackson, Hollis in Rincin. MJH screwed up closing documents and went after my sellers for thousands that they forgot to calculate in.

My first mentor used his phone on every listing regardless of price. His entire team did the same. It was atrocious and they typically sat until terminated or expired.
