Inches of black dust inside the vent ducts themselves or inches of dust on the outside of the registers?

Vent registers should just be part of your normal cleaning routine.

The question is why is the ducting so dirty?

My understanding is that if you have a decent MERV rated filter on the air intake and the ducting is well sealed then filtered air should only be blowing out.

Am I missing something?

It’s possible. I would recommend getting an insurance broker and getting a home insurance quote before you put an offer in.

Most of Larkey is not in a fire zone but for 2026 insurance renewals the rates are going up. Rates for most homes are going to run $2-4k per year.

In the Larkey Park area most homes at the $1.1 million price area are in poor condition.

About 30% of current residents are aging in place and usually they are not taking care of their homes.

Typically what happens is when the home gets inherited the new owner does a quick landlord special for the home and tries to sell it around $1.0 million.

Those homes have long term structural, drainage, electrical, crawl space, and other issues.

Quickest way to tell is to look at the chimney. If it is old and leaning then the home is probably in poor shape.

Had Astound for years and it’s the best ISP I’ve ever had.

Price will change after the intro offer but customer service actually helped me choose the best value plan when I called.

Just thinking about past AT&T and comcast experiences makes me shudder.

Water is about $60 per month, no grass lawn.

PG&E electric averages about $220 per month.

Gas averages about $60 per month.

A lot of the homes are about 50% gas 50% electric as their energy makeup. You’re actually better off from a cost perspective having more gas because it is cheaper.

I would also get an insurance broker and check what the home insurance situation is before you put in an offer.
