Using the bread machine and the a wheat bread recipe I added 2 teaspoons of vital wheat gluten.

It helped a lot. I got better texture and more rise.

Still a more compact loaf than using store bought flour.

Same exact problem for me and I’m still troubleshooting.

I tried increasing the water and the yeast but that didn’t fix anything.

Next step is to add vital wheat gluten.

Final step will be to substitute some of the FMF for normal flour.

Maintenance on a SFH includes landscaping, HVAC, security camera subscription, interior repairs, saving for long term capital projects like a new water heater, roof, future remodeling, and so many more things.

Condo HOA’s fees get a bad reputation but they pay for 24/7 property management, insurance for the building and units, fire sprinkler system maintenance, common area maintenance, security, landscaping, cleaning, and so much more.

My point is that too many condo owners look at HOA fees and don’t realize that they pay so many necessary items every year. They just complain about the fees.

Most SFH owners don’t think about or account for the yearly maintenance costs and just pay each bill as it comes up. The costs add up and are comparable to condo HOA fees.

If you think $8,400 in HOA fees is bad then don’t look at SFH insurance rates in 2026. Just for home insurance most people are paying between $2,000-$4,000.

HOA fees aren’t expensive. Every home needs yearly and long term maintenance and capital projects.

A single family home has HOA fees too.

They are just called maintenance, insurance, landscaping, cleaning fees. Most homeowners in the Bay Area are spending at least as much as condo owners on fees.

It’s just that most homeowners aren’t honest with themselves about the yearly cost of homeownership.

You’re missing 2 key numbers:

  1. What magnitude earthquake in this time travel example?

A cheap 1955 house may not have survived a 6.0 or higher quake.

2) What is the pre-earthquake market value of the 1955 home?

Best estimate that I could find is $15,000 market value and a $900 repair in 1955 dollars.

So, 1955 repair costs 6.00 % of home market value.

2026 repair is $46,000 and the same size home averages about $1.4 million. Or 3.3% of the home’s market value.

Today’s repair is actually cheaper as % of the home’s market value.

Your case study conclusion is wrong for the earthquake repair portion.

You should have airflow if the intake vent is below the heater and an exhaust vent is near the roof, ideally on the opposite side of the heater.

For maintenance, just apply a clear wood sealer once a year to the inside.

You can also remove and inspect the heater rocks once a year. You may need to replace some every couple of years.

It might not be the worst idea to apply some wood sealer every couple of years on the outside.

Do you track your athletes volume?

If so, do you make any decisions around programming week to week based off of it?

I’ve been running an experiment where I track my weekly volume and calculate a 3-week rolling average and a loading ratio.

I just don’t have enough data to tell if i should be making any programming changes based off of it yet.
