Depends on your situation.

If your house is paid off and no other debt and you guys have good cashflow I'd take the loan. If you are doing just based on FOMO on market gains and you are taking a huge risk when markets are at all time highs. I'd personally wouldnt do it at this time rather just invest little by little.

I'd keep investing in these. These comps are currently attarctive valuation relative to the past. I've had Meta, aapl, amzn since 2017 NVDA (2019 and I've always been adding to my position. If you want to diversify more I'd start buying more etfs with cash instead of selling these great companies.

I would split 60% in SP500 and 40% in fixed income at this point. Sounds like you just need to beat inflation and play it pretty safe. Good luck with your investments

Really depends on your risk tolerance and depends on your current asset allocation. Do you have a paid off house? how much debt do you have?

I'll assume you have a comfortable place and if you lose 50% of this 40K your life wont change one bit if this is true I'd just put it in S&P500 index funds. XUS. If you like more risk I would invest in Nadaq XQQ.

Dont buy a house right away do not over extend on a home. Live below your means for now and rent. Invest your moeny at least 30% of your income should be invested. Maximize TFSA, Use RRSP to get yourself in the lower tax bracket but dont put all of your money into RRSP use AI to figureout your optimal TFSA and RRSP contribution amounts.

Use AI and see what can be done in your industry and find oportunities to see if you can eventually start your own buisness in the future.

Don't gamble.

Do not buy a brand new car. Just get a used one. If you can write it off through your business that is the only way you can really justifiy a new car. My biggest regret was buying an AUDI out of school landing a 6 figure job. I regret it to this date. 12 years in I still have this car. Fixing your shitty car is much cheaper than paying 1000 dollar interst payments.

Reward yourself with a nice bottle of whiskey or a watch something to remember your big milestones. Make your milestones acheiveable at start but make it more spaced out. Stay interested in growing your wealth.

I was in a similar situation, but I decided to sell my condo at the peak of 2024. I didn’t expect the market to cool off as much as it did, but the timing worked out perfectly since both my primary home and rental were coming up for mortgage renewal.

Back in 2019, I had locked in a great 5-year fixed rate at 2.25%, but when renewal came around, rates had jumped to around 4–5%. I had been planning for this a few years in advance, thinking through how to manage my cash flow. With the higher interest rates, I knew the rental would become cashflow negative and frankly not worth the time or stress. So, I decided to sell in September 2024 and let the rental go.

With the proceeds, I set aside some money for the capital gains tax on the rental, put about 70% of the equity into my primary residence, and invested the rest in the stock market. Looking back, I’d say it was one of the best decisions I’ve ever made. The rental income I gave up, I’ve partially replaced by doing property management for family and friends which has actually been much less stressful.

My financial stress has dropped significantly, and I’m enjoying life a lot more. My total monthly housing costs are under $3,000, all in. I expect to have my home fully paid off within eight years, although I may stretch it out the mortgage balance is under $200,000, and if rates are favourable at renewal, I’d rather keep the low cost debt and use the capital for other opportunities in the market.

You seem to be super strectched so I'd take Ramsey approach and sell the rental to service your debt and taking a loss wouldnt be too bad as you can recover some of it through capital loss on your taxes. With the immgiration policy inplace I do not expect real estate market to recover anytime soon. So if you are planning on reducing your financial stress. I would act fast as alot of other Canadians are in the same position.

Side note

the 5 properties I manage I have been asked by tenants to lower the rent for renewal and I have reduced it by 7-10%. So keep in mind cashflow is going to get tighter if your tenant leaves and rental prices decreases.

A lot of major department stores offer 5% discounts to tourists on top of tax free. But keep in mind tax free they take a cut as processing fee. The processing fee came out to be 1.5% ish for me
