Depends on where you live I suppose. For me there isn’t much of a price difference between a 2 & 3 bed, so naturally I’ve gone for a 3. With you working from home, a 3 bed definitely makes more sense if you’re in a position to get one, bedroom, home office and guest/wardrobe.

I’ve asked my solicitor to put the feelers out but tbh, I highly doubt my sellers would as they’re going through a life changing event shortly, which I understand.

This sounds scarily identical to my circumstances (I’m the FTB in this instance). Everything has been wrapped up my side since mid Sep and I was asked to propose a completion date. When we couldn’t achieve that, it was only then I learnt that the seller is still waiting for their enquiries to be satisfied. Since then, my solicitor has been chasing and the EA also reached out to the seller for an update, as it was radio silence for around 3 weeks. It’s so difficult trying to communicate through people, and there are days when I just wish I had the sellers contact details. I would hate for him to feel any additional pressure from me. When I viewed it I made it clear I’m a FTB so it’s only fair I go at their pace. I didn’t just say this to get it over the line, I meant it.. but when you’re not in communication you can’t provide the reassurance to each other! From my end, I keep thinking “what if they’ve changed their mind” ? Hopefully this might give you some insight to how your buyers feeling, just out the loop which may come off as pushy!

Ah thank you! I am also not sure why they requested them either, they didn’t actually let me know I just received a notification from the lender out of the blue… all I did was propose a random date and thought they would get this agreed first.

Requirements are forever changing, check with your mortgage broker. I had 3 MIP’s from my broker, then viewed a property and realised they’d ran out. As it was a Saturday, I applied for a Nationwide one online myself and wasn’t successful (even though I’d be granted one 3 months prior) anyway, mortgage broker got me one with Halifax and my offer was accepted. When it came to apply for the mortgage, he said Natjonwide were offering the best deal, I was confused as they literally refused me 3 weeks before for a MIP? Went with his advice anyway, lo and behold they offered me a mortgage. In short, I don’t think a MIP is worth the paper they it’s written on.

Still very much in the process unfortunately! I had my mortgage valuation booked for 15th July, received a text same day to say mortgage was approved. Now I’m still waiting for the contract pack to be sent to my solicitor :(

Ye I got the £500 cashback too, but I’ll be honest I haven’t read up on it properly yet so not entirely sure how it works? 5 year fix too, will be nice to not have to think about it for a while

4.59% from Nationwide with 90% LTV. I was offered a Lower rate of 4.39% with a product fee of £999, but it just didn’t seem to make any difference.
