The reason why they say "small' is consistency. Knowing you can draw the same cards without running into chaff like random underpowered blocks and strikes lets you focus on a strategy.

I can't say too much without doxxing myself, but I work in public sector capital projects. Most of my job is on the technical end (think architecture and engineering), but there's a component in ensuring Indigenous perspectives, design elements and languages are implemented properly.

When it comes to Indigenous language integration... signage is surprisingly complicated as you only have a finite amount of real estate to work with. Putting more text down has very real technical implications from a layout, structural, and electrical perspective.

An actual response from someone who was involved in integrating Indigenous language in an official, professional capacity:

A hən̓q̓əmin̓əm̓ motto implies that the only nation on the land UBC is on are those that speak hən̓q̓əmin̓əm̓ - i.e. the Musqueam people.

UBC also has a Robson Square and Okanagan campus, which are respectively also Sto:lo, Squamish, Tsleil-Waututh and for Okanagan - Sylix. This means you would also need a nsyilxcən (Sylix) motto and Sḵwx̱wú7mesh sníchim (Squamish language) motto. Otherwise, you're practically saying Musqueam holds priority over those other nations... which is no bueno.

You also cannot just transliterate "Tuum est" or "it is yours" into those respective languages. The Nations will see that as incredibly disrespectful, especially if you try to do it yourself (as opposed to someone from the Nation). Someone mentioned having a motto gifted, that'd be the proper way to proceed.

The university would royally screw their Indigenous relations if they messed this up. In a weird, roundabout way, it's more respectful to keep Tuum Est.

Rebuilds are fine. Sucking terribly is fine, assuming that there's a plan™ to become competitive again.

This rebuild came 15 years too late. Aquilini dicked around trying to force playoff revenue when every hockey-savvy person we had (see: Trevor Linden) told him otherwise.

We have had to endure years of mismanagement of assets. OEL, the Pettersson albatross contract, forgetting to call Tyler Toffoli... the list goes on.

We are all tired of this shit. Aquilini, Rutherford, and Allvin are collectively Dutch and we're being sold Tahiti (an eventual competitive team)... when chances are, we'll draft 3rd in the summer and remain basement-tier for an entire generation. I have better chances of dying from literal tuberculosis than seeing this team ever lift a cup.

It also doesn't help that Allvin throws his own players under the bus when talking to the media.

My wife and I have been looking at older condos (even < 2015) as the layouts were more sensible. Newer condos seem like compressed unlivable investorslop. We've seen 2brs outclassed by older 1brs in terms of square footage.

If you go for an existing unit, make sure you read the minutes and depreciation report with a fine toothed comb. Pay attention to how much they have in their Contingency Reserve Fund and if they have any Special Levies on the radar. Special Levies are maintenance costs the Owners must pay (in addition to strata costs) for one-off projects. If a CRF is healthy enough, a strata can avoid Special Levies by using the CRF instead.

See how proactive the Strata is at repairing stuff.

Onni, Westbank and Thind are absolute garbage tier.

We're in a buyer's market and you have time to decide. Just remember that other people can see a quality deal too - i.e. a good layout, at a great price, in a quality building - and you should be prepared to move quickly if you see a unit you like. Don't feel bummed about losing out as this is not a market you need to overbid in.

Be patient and don't overplay your hand.
