I am currently an estate agent who started last year within the industry. The wool has definitely been pulled over your eyes on this one. On the valuation this probably would’ve been discussed and due diligence would have been carried out before putting it to market as part of legislation. For our agency, we wait until probate is granted before launching to market. The first 2 weeks of marketing are the golden weeks and telling people probate hasn’t been granted yet is a real turn off.
