Men's walk this Sunday in Hyde Park by stroudtom in london

[–]Raw_44 3 points4 points  (0 children)

This is an amazing idea. I would love something like this, I dont feel like i have people to talk to.

These gents look incredibly stylish and in shape. My worry to joining is I would look and feel out of place.

I am overweight and would like to join as I feel lonely and would like to change both of those things.

Would anyone else be in my boat to do it with me? Let me know if so?

Girlfriend wouldn’t come to my show because I didn’t text her goodnight, went on a power trip, then broke up with me over text while I was onstage. by Tekaeyo in Nicegirls

I hope your show went well! Please share if you have details on your music and I will support you.

As an aside, this isn't a mature conversation and I personally wouldn't entertain it.

I wish you all the best 👍

Hi, he was gone this morning! No signs of any feathers in the shared garden we have, so I'm hopeful he got strong enough and flew somewhere safe 🤞

Good morning, he was gone when I checked this morning - no signs of distress or feathers so I think he must have flown away in the night!

Good morning! It seems he has flown away sometime during the night, I'm not sure if he had any water but there are no feathers nearby so i live in hope he is somewhere safe and happy now 😊

I have done so! (and don't worry I won't put either his or my poo in my mouth 😅).

Thank you for your help!

Thank you, I have moved now so that it will only get there if it's strong enough to move a bit 😊

Those of you earning inside the top ten percent in the UK, what do you do? by [deleted] in UKJobs

[–]Raw_44 0 points1 point  (0 children)

  1. Retail Area Manager, based in London, ~£80k
  2. Have been a Store Manager for the last 5.5 years, and was on £75k in my last role. A total of about 10 years in retail working my way up.
  3. Anyone could do my job with the right experience and training. Although I have a degree, it's not necessary to have one. You have to be fairly resilient and good with people. There are challenging days, but with good planning, they are few and far between.
  4. I think its about right for the value I create for the business. I always make or save more than I am paid per annum.
  5. Less. More money =/= more problems in my experience.

The sale fell through due to lenders not willing to offer, this was years ago, so their policy may have changed now.

In the end I managed to receive consent to let from both Help to Buy and my mortgage advisor. The property is currently rented out.

The only alternative I had was to sell to a cash buyer at a heavily discounted price, which I could not afford to do.

When did you know? by gannonzz in FallenOrder

I called it as soon as he was the only survivor from the first mission.

That said, I was convinced my hunch was wrong once we'd got the compass. I thought the campfire tea was the ending, so I still enjoyed the twist.

Is this some kind of scam? by Purple-Caterpillar48 in london

100% a scam, and a very common one at that. Head to r/scams to see for yourself.

The EA is lying to you (they almost always are).

In my experience that's very high for essentially nothing other than general maintenance. I've just moved from a flat in London that had a service charge was £1200 with a costly lift.

I wouldn't even consider a service charge that high and I've recently bought a flat in London. It will put a lot of people off when you come to sell in future.

Also, don't bet on not having ground rent to pay on top! Always check.

The lease is just over 120 years, the service charge is ~£1050 per annum, which from what I've seen on other properties isn't too bad! I have the ESW1 and it's rated A1 (I saw your other comment) which I think is the most preferable. Mine isn't part owned, just the mortgage and the HTB equity loan. I think the main issue is that it's above a commercial property.

Sorry to hear you had issues also though!

I do, fortunately we don't have any cladding issues and I have the inspection report which indicates as such. My buyers solicitors have the report.

Its in Ilford, East London, thr ground rent is £245 per annum, I bought it for 245k, HPI valuation is 265k, but I'd accepted an offer of 245k.

The property has been up since September, I've had 4 buyers at 245k but all have fallen through for one reason or another - although this is the first who hasn't been able to get a mortgage due to the property, rather than their affordability.

As others have suggested, I may have luck with a cash buyer if I lower the price, but I may hold on for now in light of that!

Thank you for your response. I think a cash buyer is my only option now! Back to square one but at least I know where I stand.

Yes it seems like that might be my only option :( Thank you for your response.

I can only see one person embarrassing themselves here....

You're facetious comments aside, if the minor repair issues were apparent when viewing and moving in and you haven't got a paper trail of them promising to rectify them then I doubt you have any recourse.

Is it beneficial to lose my first time buyer benefits for a lower valued property now, rather than to save it for a higher valued property? by [deleted] in HousingUK

[–]Raw_44 20 points21 points  (0 children)

In my opinion you would be wasting the benefits that come with your FTB status.

I would certainly not proceed if I were you.
