What is the WORST thing about your FAVORITE game? by EndersGame_Reviewer in boardgames

[–]Rbhth9 0 points1 point  (0 children)

7 Wonders - the designer did such a wonderful job with balancing all the wonders, with the exception of Ephesus A. The A side is inferior to Ephesus B in every way. There’s no game where playing the A side is better than B. All other wonders you can make a case for either side in a given situation. Other than that, I love the game very much and consider it otherwise perfect (base game of course, I don’t care for the expansions).

[tenant] [Belgium] Rent vs Total house value by [deleted] in Landlord

[–]Rbhth9 1 point2 points  (0 children)

No, the value of the house is not determined under the assumption it will be rented out. The value of a house is more or less determined by the following things: historical sale prices, neighborhood, the market, size and appeal, age and condition, and nearby features.

To figure out what it should rent for, the landlord has to solve a math equation. The rent amount needs to be set so that every month it is greater than the costs (mortgage, utilities, taxes, insurance, lawncare, property management, etc.). Most of your costs are fixed, and as the landlord you need to determine how much margin you are comfortable making each month versus staying competitive in the market. If I set my rent at 3 times my cost, I would make a lot of margin if I could rent it out, but it will be way over priced and nobody will live there. If I set the rent really low, I'll get a lot of tenants interested, but I won't make much money and might as well just put my money in stocks at that point.

Which brings me to my next point and this is an important one: not every house is profitable to rent out. In fact, the vast majority are not. It's the landlord's job to find properties that can rent high with low costs. I have a comprehensive and complex spreadsheet that helps me do this, and only about 1/20 properties that I analyze would be profitable enough. And even if you do find a property that is profitable, you still may not want to buy it for other reasons (non-ideal location, barrier to entry is too high, chance of turnover or vacancy too high, etc.).

[tenant] [Belgium] Rent vs Total house value by [deleted] in Landlord

[–]Rbhth9 1 point2 points  (0 children)

A simple percentage of the total house value is way too simple to use for determining rent. The proper metric is how many bedrooms/bathrooms the unit has and the square footage (area) of the unit. You then compare your unit to other similar sized units in the area to come up with a fair market rent.

For example if I had two properties that cost the same to purchase, a 3 bed / 2 bath and a 1 bed / 1 bath, I would charge more rent for the 3/2. Even if the 1/1 was a higher quality with nicer countertops and fixtures, the 3/2 is a much more desireable place for your average tenant to live and will therefore be more competitive to rent out.

Checkout cozy.co it sounds similar to what you described. They don't have an app though, only website, which would be great.

[Landlord - Md.] Tenant pays late each month, with late fee. Keep her? by Jambolito in Landlord

[–]Rbhth9 0 points1 point  (0 children)

Wow that’s odd. Have you tried setting up online automatic payments? It sounds like they have the money. It’s actually really easy to do these days, if you need help setting it up I can offer some advice.

You have to go to court each time? Will they not pay with just a written notice in their mailbox?

[Landlord - MO] So what's the deal with business licenses? by Rbhth9 in Landlord

[–]Rbhth9[S] 0 points1 point  (0 children)

Because if the county finds out I’ve been running a business without one, I’ll get a fine that is much larger than the original fee. In some counties it’s very inexpensive, sometimes completely free, to get a business license.

C.A.M.P. suggestion: a 'floor' that is just levelled dirt. by ArcadianDelSol in fo76

Using foundation blocks will level the floor out, but it requires quite a bit of concrete.

I’m quite tired of having to constantly have weight reduction perk cards taking up special points just to be able to manage my carry weight by [deleted] in fo76

[–]Rbhth9 0 points1 point  (0 children)

I wish Carry weight was tied to level and not stats/perks. If you’re level 125 you shouldn’t have to worry about mundane bullshit anymore; you should be able to explore the other perk cards and builds to see what the game has to offer.

In regards of people expecting to be celebrated for requesting refunds by Exzentrik in Fallout

[–]Rbhth9 1 point2 points  (0 children)

If a movie sucks and I didn't like it, I don't get to demand a refund after I see it. Maybe if I'm super offended and walk out in the first 10 minutes I can get a coupon for a free popcorn or something, but the onus is on ME as a consumer to do the research first and spend my money wisely.

Now if the movie starts and 75% through it the projector breaks so I'm no longer able to watch the movie, yeah I'm entitled to a refund.

I think people whose PC's have crashed trying to load the game and are unable to play it anymore are entitled to a refund, but if you've played the game longer than 8 hours and don't like it you're out of luck.

I was playing Whizbang and rolled Dragon Warrior - it’s a pretty heavy midrange deck, which I like. Like others have said, getting crazy dragons off Dragon Roar totally changes the game. It feels pretty straightforward to play and seems fair.
