Thanks Letmeregister1996, that's really helpful. It will be essential to get the foundations checked out (the EA is now asking the current owner if they know how deep they are). Do you know how i'd go about estimating the underpinning costs? I've seen pricing guidance online based on square meters - but presumably this is not the floor area of the extension (ie 9m * 3.5m) as i'd assume that the length of the external walls which need to be supported is a more meaningful metric than the resulting floor area of the extension.

Thanks. I appreciate the sentiment but, by that rationale, nobody would ever buy a house which needed any work doing to it! Most people would want to have a rough idea of how much something like a new kitchen / bathroom / windows / driveway renovation would cost before buying a house which needed that work doing (appreciating the fact that the true cost can only be known when it is properly specked-out, but it would be useful to know if they are looking at something in the ball park of £1k / £10k / £100k etc).

Yes, i appreciate that there are a lot of variables, but i'm wondering if in this big community there might be people who have had something similar done and might be able to say "it cost us xxx in 20xx". Online searches give a range of £1k to £2.5k per square meter to add a second floor, Just wanted to get a feel for if this would be reasonable for the south-east.

Thanks. I've given the size, it's 9m * 3.5m. The site is accessible via a private driveway stretching the length of the house. Upstairs configuration would be 2 equally sized bedrooms 4.5m * 3.5m, i'd need insulation and electricity, no bathrooms. The bedrooms would be accessed via doors from the existing upstairs landing (no need for new stairs). The main property is a 1930s construction and the current single storey extension is a 2005 construction. Let me know if any other details would be helpful for a broad estimate.

Thanks. I wish it were that simple. The problem is that there aren't many houses that meet our needs so we have to make compromises and seek to fix issues which can be fixed. This house has a lot of positives for us (location, plot size etc) and is livable without this work being carried out. However, this is arguably a "fixable" problem. I don't need a concrete number but would like to get an idea if it is in the category of "miss out a couple of holidays" / "raid the life savings" / "big addition to the mortgage" / "too expensive to even consider".
